It appears they're about to pour the first floor of concrete. Assuming that'll still be parking at this point?

Construction Update July - Round 2

Crews have topped out the building closest to the OFW Park. It looks as though they are building townhome style rentals to complement the apartment building. The mountain of dirt on Glenn Iris has been removed.

I thought the area fronting Glenn Iris was suposed to be green space? I can confirm what looks like a good ole surface parking lot. So much for hoping a nice park would surround the building! Renovation continues...

Unfortunately the Skyhouse design style continues. This time I can confirm the AC units will be housed on the balcony of each unit. The same white "covering" is being applied to shield the view from the street but if you look at Skyhouse, they are still visible.

about the plywood construction— that's why i like buildings to be 100 feet or more— they have a whole different host of building requirements to meet once they top 100 feet. i don't like seeing these plywood structures going up because i know they will only last about 20 years before they start to get ratty, and then they'll be just as bad as what was there before.

I don't know, bryantm3. I was out in SoCal last month, and almost ALL of the new multifamily is built there the same way. It's exactly the same with solid concrete bones, but with wood construction above the base. They do underground parking though WAY more than we do. I think the above ground garage wrapping we do here is an East Coast thing?

From people that know way more than I do, is this the new standard in residential construction?

I also want to thank everyone for all of the wonderful updates.

Seems as if our transformation/densification is continuing unabated!

oh, yeah, i didn't mean that it was an atlanta thing only. they do that everywhere to keep costs down. i just think that it sucks.

i would love underground parking but they say you'd have to dynamite through granite to get anywhere, but that excuse makes me wonder how they build the bases for these skyscrapers without hitting granite...

It's only five stories so the wood can support it. But I prefer concrete construction because it has more of a solid feel, no hearing people walking around above you. And given the location and the price that people are going to be playing to live in those apartments. I think the market would've allowed for an all concrete construction and still allowed the developers to turn a profit in a reasonable amount of time.

Sorry, Bryant - I thought you meant it was a local thing with the stick-built construction! It seems to be happening everywhere now.

As far as the underground parking deal goes, I've heard for years that it costs $25,000+ per space to do it. I know huge portions of our area sit on solid granite, but we do have a few places like Colony Square and the core of Peachtree Center that have it. I honestly can't think of anything built recently though that did true underground parking.

I do know that coastal California certainly does not have to deal with the granite thing, but it might also be mandated out there by zoning. EVERYTHING costs way more than it does here though, no matter what they do....

Has anyone come across renderings of the JLB apartment project that may be built at 5th and Peachtree? I'm very curious what this will look like and how it may address the street from a pedestrian perspective.

Hitting granite isn't too big of a problem when you're building a skyscraper because it helps to support the loads from above.

GSU Recreational Fields

Hi, everyone! I've been reading every post and finally decided to join the conversation. I thought I'd start out with a picture I took a couple of days ago. It's a sign for the new GSU Recreational Fields. This is located at the corner of John Wesley Dobbs and Fort St. (near 75/85). I would have personally preferred a mixed-use building... but as long as this area gets cleaned up, a recreational field for students is fine with me!

Just looked this up on maps...I agree, a building would have been a better use of that space...especially with proximity to the streetcar nearby.

GSU outbids developers on everything. I found out recently that a major intown developer was going outbid by them on 55 Park Place. The developer was planning on converting it into rental, which would have been fantastic, but GSU is exempt from market forces (and risk) and can pay more.

The large parking deck trend continues! IMO but hey, at least it's 5 floors of infill right?! Crews should be breaking ground on the apartment building any day now.

Crews have topped out the apartment building and continue work on the parking deck. The ground level retail will fit in nicely to the neighborhood. Not to mention it looks like they will have pretty large windows.

Finally! Crews have begin work on the long dormant tower on the northeast corner of the site. Now that all three parcels are in full construction mode work should be progressing rapidly.
