There is still an appeal period to contend with, so I wouldn't be surprised if someone who is against the proposal were to appeal it. But such is life...until the new regional centre plan deals with this area; we have to live with the process.

I changed this one to approved. The appeal period will be over in about a week.

I don't really expect anybody to bother appealing this given how small it is. At 9 floors it is similar to 5552 Kaye and similar to many other buildings along Gottingen.

11 floors would have been nice too but I think this will still be a great infill building. It will build on all the other projects happening around the Hydrostone Market/Young area. I can see this becoming a great part of the city.

I hope it gets named "The Sawzall Suites" in honor of the NIMBYs and their idiot councilor who complained until the developer was forced to lop off a few floors for no logical reason.

Damn! This was appealed. I received the info in my mailbox today and the hearing date is April 2nd. They just couldn't let this go by without incident could they!

Hmm.. I was wrong.

It seems like it will be hard to argue that this is incompatible with the surroundings when similar buildings have been going up all over the North End.

This is not surprising, but this is likely a very going to be easy to defend approval because of the existing development pattern around the site. I would argue that because the existing buildings around the site top out around 9 stories that this is the next logical step in organic growth of the area.

The deadline to appeal the NSUARB decision has run out so this project can now proceed without opposition. Construction's supposed to be underway by 2013.

I get the impression that in a lot of cases there's a handful of people who just don't want development in their backyards to they appeal and then they try to cobble together an argument for the UARB. Unfortunately this slows down projects for a few months.

Apparently this property has changed hands. I heard that Louis Lawen (Dexel) has purchased the property from Empire. I am not sure where they are in the process, but my understanding is that their design work is under way. Hard to say exactly when this will be under way, but I suspect that they will be looking to transition pretty quickly from construction on the Horizon buildings in Dartmouth to this. It will be interesting to see how they proceed with this, maybe push for a bit more height...?

ANS confirmed tonight that the Lawen Group has purchased this site.

It will be interesting to see updated renderings. Dexel's other projects are pretty nice.

This project is going to go condo, and the new owner will follow the existing DA.

AllNS story today says Lawen is going to convert it to rental because they don't do condos (paraphrasing).

This is a huge disappointment. I would have likely been in the market for one of these. But apparently the cash flow from his Vic apartments has convinced him rental is the way to go.

I'm actually not surprised - read a report from some think tank out this way saying that many seniors are not buying the condos rather renting, so there has been a swing in the construction market back to rentals.

Construction will not begin until fall, 2014... There is tons of money to be made on this site so hopefully they won't delay it anymore.
