Do you guys think Smart & Final is a good fit for this area and something you want there over the next 10 years? Truly asking a question.

Also, people always mention that 'Downtown' has 50k residents, is there somewhere I could read more about the population & demographics of downtown? Everything I see is less than 50k.

Bunker Hill, Financial District, and South Park are probably better served by something like a Whole Foods or the Ralph's Fresh Fare thats currently there. Smart and Final makes more sense for Historic Core or Arts District. Whatever though, as long as its maintained it'll be fine.

I don't live downtown, and I probably wouldn't go to Smart & Final even if I did. That said, I do think that it's a positive addition to the neighborhood because one of the hallmarks of a good downtown is having a wide range of choices among different services. Plus, a lot businesses in the area will probably appreciate having easier access to bulk items. All supermarkets have the benefit of attracting a steady stream of customers throughout the day and into the evening, and S&F should be no different.

Downtown is becoming costly for me to visit. Was given a parking ticket today for being late to my meter by less than 10 minutes. A few updates ago my window was smashed into. I can't keep up with this, I swear.

Leg cramped up midway through the update. Wasn't able to get the massive update as promised. Although I did get 8th/Grand, 8th/Olive, Wilshire Grand, Broad/Parcel, and Ava. With a little teaser for the Courthouse site.

Block 8 is just south of Ava right? If that's the case I think it broke ground. Otherwise, a new part of Ava is beginning to unfold. Photos should be up tonight.

^ that's not even as bad as it used to be, when it still was a faded blue color. The cheap wood slat siding has long made me go . I believe that bldg dates back over 80 or more yrs & originally was multi story. But probably due to issues with earthquakes, it was downsized.

For every person who has a problem with the issues regularly raised here....such as a new proj lacking height or retail on the first floor, or a lack of Pritzker award winning design.....I have a hunch there are 10 times more ppl who certainly visit dt...who don't live there....& are unthrilled by it cuz of areas like the NW corner of 3rd & Main st.

a major difference is that cities like SF never lost to its burbs or other cities so many locals & visitors with lots of $$. Broadway probably would have been turned around by now, or would be easier to turn around, if it hadn't been long supported by largely lower income shoppers. That type of clientele has made it very easy for owners of bldgs on broadway to be slumlords. It's allowed an unhealthy relationship to develop between slumlords and the ppl they rent to, & visa versa.

the experience you've had....& that of many ppl similar to you.....always worries me. That puts a chill on the average person's perspective of dtla far more than some of the armchair issues that I or others often raise here. for instance, the bldg at 3rd & Main st pales in importance to a person who has just been robbed or whose car has been broken into. Problems like that or tickets for jaywalking or parking at expired meters...or the nuisance of having to find parking & pay for it....will put a bigger damper on anyone's enthusiasm for the hood. like it or not, LA still is a city where most ppl use personal transportation, & dt is yrs & yrs & yrs away from totally thriving without ppl who don't rely or care about cars.

btw, the new proj that is supposed to have recently broken ground...or where the parking lot it's supposed to replace has been closed down....is EAST of Ava, at the SW corner of 2nd & san pedro st.

Part of the reason all those new parking meters were installed is that nearby cops are noted when time runs out. Tricky!

exactly, and this has to do with the political culture of a city, which in turn is determined by a city's electorate.

LA's planners are powerless because LA's politicians have traditionally not "gotten it". this is why LA looks as stupid as it does. LA is banking its urban aspirations on the backs of tasteless hand-picked suburban developers and architects who themselves don't "get it"

and our politicians have traditionally been crude becuase our populace has traditionally been crude. they are not as sophisticated as those of say Seattle, SF, Tokyo, or Chicago.

That doesn't seem beneficial unless they are somehow also noted that the car is still there.

Your pics pretty much confirm that work has officially begun on this proj, which I don't believe yet has been given a name. Ava actually is the neighboring apt bldg that's rising next door.

this article at latimes.com is almost a yr old, & the devlpr's projected start time was off by about 4 months...

this other pic, even more than kelbeen's photo from a distance, also confirms that preparation is underway on the federal courthouse. Your close up pic....which clearly shows a temporary wood deck being built next to the trailers....makes it more obvious that those trailers aren't possibly being stored there for use somewhere else....

Citywatch, this is why I asked if Block 8 was next to Ava. Yep it broke ground. It's called Block 8: 2nd & San Pedro apparently.

Any reason you cannot go Metro? There's nearly 100 bus lines that go/in out of downtown LA besides 5 rail lines.....

I live about 30+ miles from Downtown. I'm no where near any rail lines and mentally, I just can't ride a bus when I have a car. Fuck meters, I'll just stick with Flat rate lots.

Yes, I will patronize it. The problem we have in DTLA is that we're serving a high end market with a total disregard to the middle class. I live across from Ralph's Fresh Fare and that place is darn expensive. I rather go out to Fresh n Easy in South LA. We need more reasonable priced options, our supermarkets shouldn't be high priced. Smart & Final fits the middle-income consumer's budget. This is truly a welcome addition to downtown LA. For every Industriel, Urban Radish, Ralph's Fresh Fare, Teroni, Artisan House, etc....we need middle-income servicing retail/dining like City Target, Sport Chalet, Ross, Smart & Final Extra, Wokcano, Panini Cafe....

We can't just serve a high-end / niche clientele. The chains need to come into downtown LA besides the boutique restaurants/retail.
