Man they're moving fast on ALT podium! I was down there last Friday and they've added almost two levels the part right next to the preserved facade.
Also nice to see action at the fortress site, even it if is something small

Does anyone have any before pictures so we can continue to have a perspective of the magnitude of change going into that block?

Fortress has been posting a lot about Winnipeg on Twitter. They have made it very clear that they love us.

I stopped in at the showroom on Broadway a month or two ago. Lynne, the sales agent, said they are 100% a go. Nothing will stop it now. She also said they had sold a lot of the upper, more expensive suites. Especially south facing.

One person bought two suites on the 23rd(?) floor and combined it into one suite. Again south facing. Cost? $1.2M. NHL player, lawyer, doctor?

Sounds encouraging ! Just a quick pic of the proposed development already posted on SSP but giving us an idea of what living on the 23 flr?, might look like.

I would imagine that testing would be part of the pre-purchase due diligence?

Thx for this...in other words, all the fortress dev. media tweets, and PR, we are listening to are not a guarantee of anything at this point?

I realize this project is in it's earliest stages of planning and development but it could be 2014 before we may see concrete dev. news? I'm an optimist, but the PR on this project is some thing I haven't seen with many of Winnipeg dev.'s.

Hoping for the best of course.

Yep, I'd assume they've optioned the land and have a lot more due dilligence to do before they'd outright purchase it...

So the "love fest", they have with winnipeg is purely speculative in your opinion,(from previous media releases) and "technically", they don't own the land they are proposing winnipeg's most iconic dev. on?

Wow...Thanks for your perspective on this project.

Just a few pages back there is a link to a pdf that I presume was the handout at Fortress' presentation. It shows this for the timeline:

Quote:
Year 1 (June 2013 to May 2014)
• Complete land transaction
• Complete project design
• Submit Zoning Application
• Assemble project team: Marketing and Advertising Team, Interior Design, Landscape Architect, Sales Brokerage, Public Relations
• Build sales centre
• Zoning Approvals in place
• Commence public marketing campaign

Year 2 (June 2014 to May 2015)
• Launch sales to the public
• Execute offers to lease/sell Retail and Office Space
• Surpass 70% sold (projected)

Year 3 (June 2015 to May 2016)
• Secure Construction Financing
• Sales centre closed
• Issuance of Building Permit.
• Site clearing and demolition.
• Construction start

Year 4 (June 2016 to June 2017)
• Complete construction on lower floors
• Retail and Commercial tenants/owners move-in
• Building topped-off
Obviously this would be a best case scenario.

Thx for this post, It just seems that there are 2 distinct opinions being posted here, It's all PR and then your PDF source and others say there is a time table and it will happen?

I guess only those few with inside knowledge on the project, it's time tables, etc.. will know. But interesting nevertheless.

Timetable's not unreasonable but look at the first item - complete land transaction. They're not even there yet. Don't believe it until you see the structure going in.

Not being pessimistic at all. Just noting how large real estate transactions work. They put an option on the land, giving them time to do their due diligence before purchasing outright. That gives them several months to do geo-technical tests, market testing, line up large tenants, get planning approvals, etc. I don't think too many developers of large projects like this "buy land and ask questions later"...
