It looks like the building housing Germains has been replaced by another monstrosity. But you have the right address for Germains. To be certain, I found some detailing on the side windows of the building next door, which still stands, minus the earlier fire escape. The matching areas are circled in red.
...then I noticed 'Snafu Coffee Shop' several lines below Germain's in the directory and remembered this photograph I posted here

At first I thought the 'Transocean Air Lines' office was the old 'Germains Pet Shop' space. -but the addresses don't seem to add up.

I was dumbfounded to see that the old Snafu building is still with us. I had assumed the old photo showed it during demolition, but it is definitely the same place. The two small buildings were simply remodeled into one storefront. For proof, look at the top left edge of the roof, and how it aligns with the brickwork on its neighbor. Identical in both shots.
