They have an RFP out (that's now closed) for 300k of space with up to 450k expansion.... decision should be very soon.

I really like the contrast between the straight line of windows and the adjacent offset row of windows on that proposal. Adds a lot of visual interest for such a minor tweak.

I like that Edmonton rental proposal. Not bad, not great but definitely will help density and diversity in options to rent or buy in the inner-city.


Oh okay. I thought you meant the City of Edmonton Tower was Manulife 2. I have heard that there is movement at Manulife 2 as well, not to mention they released a scale model which I believe you posted. Edmonton seems to be on the verge of an 2007-style Calgary office/condo boom.

Probably more condo than office. We've already got 4 U/C over 20 stories downtown. Another handful proposed.

Framework For The Galleria Project
Purpose:

The philanthropically led Edmonton Downtown Academic and Cultural Centre
Foundation is spearheading the development of the Galleria Project which
provides a transformational opportunities to the City of Edmonton through:
• The City gaining four new state of the art theatres that are financially self
sustaining and would not require operating or maintenance subsidies
• Cultural program expansion to offer additional context for the community
• Complementing the flagship arts and cultural facilities along 99th Street
from the Shaw Conference Centre and CKUA to the Citadel Theatre,
Winspear and Stanley Milner Library to the Galleria and Royal
Alberta Museum, creating a cultural core
• Market-making through growing, broadening and diversifying audiences
and visitors to the City of Edmonton
• Proposed relocation of the School of Music and Department of Art and
Design and one additional Department or Faculty into the Centre which
brings up to 5,000 staff and students into the district
• Facilitating an additional potential 3 million sq.ft. of development that
would bring up to an additional 15,000 people to the district
• Realistic operating economics achieved through the Cultural Trust and the
EDACC Foundation managing operating and maintenance costs; and
• Formation of the Cultural Trust that insures all excess revenue is
reinvested in the Downtown Arts District and the arts community
Project Components:

The Edmonton Downtown Academic and Cultural Centre would consist of the
following components:
• University of Alberta, School of Music 150,000 sq.ft.
• University of Alberta, Dept. of Art & Design 200,000 sq.ft.
• University of Alberta, other academic Dept. 300,000 sq.ft.
• Commercial Office Space 300,000 sq.ft.
• Edmonton Performing Arts Theatres 300,000 sq.ft.
(Large Theatre, Mid-Size Theatre, Recital Hall, and Small Theatre)
• Galleria (covered and open)
• Parking underground 600 stalls

Total institutional, commercial, and public space up to 1,250,000 sq.ft.

I've always said that Edmonton lags Calgary by about 5 years when it comes to urban development. Every couple of days it seems like something is starting site prep or projects being released and that seems very similar to 2007 Calgary.

I think Edmonton has a better "crop" of residential building currently under construction than Calgary. Now if a few of these bigger more dynamic properties get going in Calgary, that will definitely put Calgary ahead of Edmonton as far as residential goes. (And the flood recovery will have something to do with that)

I wonder what future physical changes we'll see in Calgary as a result of this flood? New flood walls? Development bans in flooded residential areas? New parkland? Any/none of the above?

This is already under construction in Halifax but the renderings were just found recently.

The parking lots to the right and the interchange below are coming up for redevelopment as well. This part of the city was pretty much a wasteland a few years ago. It will be a lot nicer in 5-10 years.
