Thing are starting to happen at The Monaco highrise site in downtown Kelowna. Recently a
geotechnical team was on site at the corner of
St. Paul Street and Doyle Avenue, taking samples and running tests in preparation for construction start in October.
The Monaco, which will have 30- and 22-storey towers, has been getting a lot of attention in Kelowna.
It took Abbotsford-based developer Premier Pacific Group three tries to have the ambitious $100 million
project approved by Kelowna city council.
There was controversary over height and placement of the buildings. In the end, height was allowed with the
towers spaced farther apart.
The highrises will have 289 condominiums in the upper floors with street level stores and restaurants and additional commercial space and offices in the lower floors.
TheMonacoKelowna.com website is up and running, but doesn't have all the information about suite layout and prices yet.
"Our architects and engineers are moving fast to produce working drawings," said Premier vice-president Tyler Dueck.
"We are getting ready to start our reservation program for pre-sales. Our sales centre should start construction soon as well."
The Monaco should be complete by late 2015.

The sound of construction crews hard at work may not be everybody’s cup of tea, but to many Kelowna business owners and politicians, it’s the best kind of music.



After years of somewhat stagnant growth and development, the city’s downtown core is in the midst of a major makeover, with the much-publicized Bernard Avenue Revitalization Project just one, highly visible piece in the puzzle.



There are nearly two-dozen development projects proposed or underway downtown; everything from boat slips and vehicle parking to residential buildings, hotels and commercial office space.



The latest project to break ground is Upper Avenue by Troika Group.



Located at 554 Leon Ave., Upper Avenue is scheduled for completion and occupancy in June 2014. The project will be a jewel in Kelowna-owned Troika’s commercial development crown; offering up to 40,000 square feet of space and on-site parking, in a five-story, concrete, steel and wood frame building.



“A vibrant city centre is critical to the success of the business community, and we’re excited to contribute to Kelowna’s revitalization by developing a contemporary, new commercial space that will provide another option for organizations that want to do business in the downtown core,” says Troika CEO Renee Wasylyk.



Just one block south of Bernard Avenue and a short, five-minute walk from Okanagan Lake, Upper Avenue includes bike storage for tenants and a rooftop terrace. There are no set interior design plans as Troika is building out the space to meet the requirements of individual tenants.



Even before construction work began on the site, 60 per cent of the space in Upper Avenue was already spoken for. Troika Group will be moving its offices into the building, as will Procera Networks, the Fremont, California-based company well known to Kelowna residents as a result of its high profile purchase of successful local technology company, Vineyard Networks earlier this year.



“It was important to us to maintain operations downtown, and we’re working closely with Troika Group to create an incredible space for the Procera team,” says Jason Richards, senior vice president of global business development for Procera Networks and founder of Vineyard Networks.



Kelowna city councillor Colin Basran couldn’t be happier. “This project will create well-paying construction-related jobs and other economic spinoffs that will be felt throughout the community. The new building is also another example of the continued revitalization of the city’s downtown core, particularly in an area that, until recently, has not seen a lot of new development.”

Fantastic news for Kelowna! I wish there was more picture updates on this thread and in the Canada section for Kelowna... it doesn't get nearly enough representation for its size and beauty. Thank you for the updates you do though, Ogopogo Fan, you're a trooper!

The 13 acre site at the corner of Harvey Avenue and Richter Street is the former home to Kelowna Secondary School.

The city took over the site after students moved into the new high school behind Okanagan College.

It was announced Tuesday morning the city and BC Housing have reached agreement to create up to 90 apartments at 1700 Chapman Place, the western portion of the Central Green development.

The apartments would house families and individuals with a low to modest income.

A formal proposal call for a non-profit housing provider to build and operate the affordable housing stock on the site will be issued later this summer with a successful proponent expected to be announced later this fall.

The Central Green property has been broken into eight lots which includes a 5 acre park.

Graham Hood with the city's real estate division says sales are pending on all the remaining sites.

It is his hope that construction will begin on several sites on the property sometime in 2014 if not sooner.

The Central Green site will feature multi-family developments along with retail and commercial spaces.

Not sure they are going to build another Landmark tower but a disassembled tower crane sits in excavated area.

1. Lucaya is dead. The site has been sold to Jingon International Development Group, which is also the group proposing a mega development in Vancouver.


2. The Monaco was approved by council and construction should start this fall.


3. Caban Gyro Beach Residences is on hold, and is listed as "coming sooner or later" on Cressey Developments website.
