Those lots on 400 S and West Temple are zoned D-1. According to the zoning regulations:

Height Regulations: No corner building shall be less than one hundred feet (100') nor more than three hundred seventy five feet (375') in height. The minimum one hundred foot (100') high portion of the building shall be located not farther than five feet (5') from the lot line along front and corner lot lines. So, they would need a zoning variance to build anything less than 100 feet on that location if they are destroying the buildings currently there. I do not think that the planning commission would recommend this zoning variance to the city council.

This would apply to the Goodyear site, but it wouldn't apply to Moe's parking lot and wouldn't have to apply to the Ruel's/Moe's building, however I am sure that at least a portion of the Reuel's building will be part of the the taller corner building. If the Goodyear building wasn't part of the project the 100' wouldn't come into play at all.

So, speaking of lengthy projects, what's the latest with Broadway Park Lofts? Are the front units finally enclosed? At least from a street perspective, does the building finally look completed?

Delts, I drove past the other day and it looked like all of the windows were in the building. I will try to get a photo of it next time I am down there.

I walked to work a couple of days ago and took a few pics along the way. I was pleased to see that one of the large blocks had been split up with an alleyway and some pedestrian access. It's not pretty but really utilitarian and fairly urban.
For those wondering this is the alley connecting Emigration, Eastside and Broadway Place.

and just because I liked it... if I had been 2 seconds quicker with my phone there was a guy on the second floor fire escape that caught his flying pan with bacon on fire and was outside in his underwear... would have made for a much more interesting picture.

So I've been trying to dig up more information about the proposed development at 400 South and West Temple but I haven't found out a lot. I know it's a proposed office building on the corner. They didn't mention the proposed height but corner buildings in the D-1 zoning district do have to be a minimum of 100 feet.

Also the apartments behind the Citifront Apartments on North Temple are going to finish the last two buildings. They submitted permits for both buildings.

While it's probably not going to be anything supper tall, I do like that we are getting another building on an under utilized corner at least 100' tall. Yes I'd love to see 111 be built right away, as well as the tower next to Harmons, and many more towers, I choose to look at this building along with the Boyer building as positives towards future towers rather than negatives. The more office buildings that get built, whether 8 stories or 22 stories, with each new building more and more companies are locating to downtown, with more and more companies locating downtown, the demand for office space will continue to increase and with locations become more scarce because these smaller ones have been built, the only way to accommodate the increased demand will be to go up.

Another reason I like both this new building and the Boyer building is that it increases density in downtown and actually stretches the boundaries of "downtown" a bit more. More density means more people, more people wanting to move downtown, and more people and more residents means more retail (of all kinds)

I agree--I really really hate the look of the Boyer building on 200 East; it reminds me way too much of buildings from the 1980s that I actually hated in the 1980s. It looks cheap and dated. BUUUUT, if the increased density and loss of a surface parking lot there means that there will be taller/better buildings built in the downtown core, I'm fine with it. I'll just grit my teeth and get that seizure in my left eye every time I think about it.

Very true, Future Mayor. While there's been a lot of debate, differences of opinion and flat out disgust with some of the developments downtown, there's one thing that is clear and indisputably positive, and that is that there is a LOT happening downtown. Lots of businesses coming back, lots of new buildings, tons of new apartments and condos, and plenty of new retail. Downtown is booming, and that is purely good.

State office building at the capitol:

I just saw a picture of the North office building, the one built in 1960, by the state capitol. It looks like they are doing some façade work, or at least changing the windows on it.

I just drove by Numont (the old tribune building) and they are cladding the building's base in...wait for it...cut sandstone! Not 🞵🞵🞵🞵 EFIS or trendy metal but good old fashion sandstone. I have real hope for that remodel!

A couple of thoughts. I was going through some of the pics by our "home boy Atlas" this morning. Atlas, I just wanted to personally thank you for your continuing outstanding updates on the many stellar projects going on up at the University of Utah.

I've got to say that I'm head over heels in love with this Eccles Business Building. Wow, it just screams World Class to me. Salt Lake City, U. of U. alumni, and the whole metro has good reason to be show off proud of the many outstanding projects going on up at the U., at least IMHO.
