I'm actually surprised that it doesn't. Apparently, such buildings don't really have to provide elevators until they reach six stories. At least, not yet. Apparently, there are public consultations being undertaken (or stalled) for amendments to the building code and harmonizing it (to a greater extent) with the Accessibility for Ontarians with Disabilities Act is something being explored.

The CGI video of the lobby shows something that could be an elevator (wall facing the entrance, left of the light). It also could correspond to the empty rectangle located just below the staircase on the floorplans. This empty space seems to go all the way to the roof, based on the top view posted earlier in this forum. It seems very small, though, maybe I'm wrong.

Suggestion: could this building have its own thread instead?

My friend lived in their Churchill project on the 3rd floor and could hear the garage door opening - not a good sign.

Wood frame construction can have great sound attenuation if built correctly. Unfortunately for Ottawa, none of the trades here know how to do that.

That's not entirely accurate.

First off, the trades build what they're told to build by the plans and specifications from the design team - they don't just build what they like.

Secondly, Domicile and Charlesfort have built wood framed buildings with higher sound ratings that most concrete or steel commercial facilities. so it's definitely possible. I'm sure other builders could step up and do the same.

(it's not cheap though)

I went to visit their sales centre today and took some photographs of the model (I didn't taken them of the suites, unfortunately). I realize one of the photos should have been taken with my back to the window for better light.

Out of curiosity, has anyone on this thread visited for fun any of these sales centres? I noticed that no one posts photos of the models, so hopefully I'm not doing anything wrong by sharing them with you. I hope to visit several other projects and take pictures.

I appreciate the pictures. Thank you. As far as I know you are doing nothing wrong. It is always interesting to see the models and how they are stand alone objects lacking any context. I understand that modeling the entire neighborhood might be costly but it would be nice to see that the building responds to its surroundings to some degree. I guess that is not the point of a presentation model but still

It would be interesting if they could provide a miniature of the general area to show how the building interacts, but if it's worth anything they did have a digital rendering. They mounted giant (Apple?) screens and they could show the building and the neighbourhood, as well as the views one can expect from each unit. If you're looking East, you'll only get views of the downtown above the 11th floor (or at the 11th or higher, I forget). Otherwise the ugly apartment building beside it blocks your view.

Their rooms were a slight bit weird. They had a model of the middle, Western one. You get two rather small balconies beside the triangular "bay" window. The inside is pretty dark, they use a lot of black tiles and granite (I think?) in the kitchen and bathroom. There will be a pillar in the middle of the room for this particular unit. If you're single or a couple, it's a great space, but it could be better.

I like the building a lot, but honestly, I liked the units more in UpperWest.

Of course trades built what they're told to, if they built what they wanted to, they would be the developer. My point was, that even though there are blue prints laid out on how these buildings are constructed, many of the trades still make seemingly minor mistakes that ruin the sound attenuation of the building (eg. in my previous condo, which was wood frame, they had to tear out the ceilings on the first level since someone had use screws that were too long in the overhead ceiling joists and essentially punctured the sound barrier)

As for your second point, could you please tell me which projects Domicile and Charlesfort have done that are wood frame that have equal or better than concrete/steel construction? In my experience with Domicile, they haven't done wood frame any different than most of the builders out there - I've been into Second Ave West, the G and their location in Bells Corners. As for Charlesfort, I've only been in their concrete built high rises, so I don't have an opinion about their sound attenuation.

I try to visit all of the sites I see on SSF - locally anyways. Checking out builders websites and seeing public threads, like this one, give you some idea of the final concept, but personally I like to get the first-hand experience for the complete idea (plus, pictures of model suites never look like they do in person).

I dropped into the Rhombus office on the weekend and met the owner, Spiro. Very nice man and clearly very excited about this project.

As for taking pics of offices, I'm sure most offices won't have an issue, but I would ask for permission first. When I worked at the Gap and LCBO, customers weren't allowed to photograph the interior sans permission.

I agree, I like to get an actual idea of what's going on by visiting, and nothing beats seeing the models in person (though they may possible be moving away from using models and using digital media, instead).

I always ask for permission before taking photographs (except for once, because the Claridge Icon sales person didn't come up to me talk about the building).

I heard an ad for it this morning. All suites over 400 sq ft (I'm sure they said 400) include one parking spot. Either I heard this wrong, or they're developing suites of less than 400 sq ft??

I wouldn't be surprised for the first 10 floors on the east side, those aren't going to be the most desirable units, facing across the 6m lane directly at apartments in 110 Forward, with few setbacks. there wont be much light in there, and any balconies are supposed to be recessed into the building on those floors, so that will eat up floor space too. So hey should be priced at a discount which might make them attractive to investors, but en again, if this building actually get built, and if it actually has the features they're talking about, the condo fees will be pretty steep... I'm far from the rental market, but it's hard to believe that the economics would work for renting those units. But I'm not buying, so happy to be educated.
