I agree the space is small for 3 bedrooms. Not entirely sure the demo they appeal to. The lviing space is too small for a family of 3 or 4 who would use that many bedrooms. I guess it could work for rentals? 3 roomates in the 20 to 30 range who spend most of their time out and about.

In terms of the Winnipeg market, the square footage would probably be in the 250 to 300 range sans parking, but that would probably only be a 1 bedroom. How much are the similarly sized, 2 bedroom units going for in glasshouse?

Our tallest could be higher than Edmonton's. Epcor in is 149.4m, currently the tallest in Edmonton. 102nd ST Centre is proposed at 161m. According to SSP.

A large number of these type of condominium units are bought by investors for use as rentals. The layout pictured above would be perfect for that.

This was on the front of yesterday's paper... so think about how many copies of this are floating around right now.

It is very smart. Most of my friends in Winnipeg are still not aware of Glasshouse or even d Condos (even after d condo ads were up all over the city on busses and bulletin boards!)

This type of exposure for the Fortress project will gain a lot of general awareness and word of mouth has always been the classic and arguably most powerful form of advertising

Great points, eeeevvvvvery one knows about Fortress right now.

I think they succeeded in every way, except of course for the typical small group of very vocal Whinnepeggers who think that everything is a bad idea, takes money out of their pocket or will never work in this city.

The typical max for a 42 storey res tower is about 146. That's usually with a hat.

However, considering that there will be possibly two floors of retail and multiple floors of offices, this opens a world of possibility. The main tower of Hullmark Centre in Toronto is 45 storeys, with a roof height of 155 and a spire height of 168.

There is also Festival Tower in Toronto (completely residential) with 42 storeys, a roof height of 152 meters, and a spire height of 157 meters.


Depending on how high the office floor heights are, how many floors of offices there are, and how high the residential floor heights are, I would say this project has a great chance of being at least 130 meters, and as high as 155 meters.

The quality of materials would be drastically worse at only $300 - $350 /sq. ft. I'm not sure that full floor-to-ceiling windows etc. is feasible at those price points? (a sincere question.)

Everybody relax. We'll see how pre-sales go for the office part. It's not that there's NO market, it's there's a very limited market. Why couldn't they fill 2 or 3 floors with office space? Especially new construction. I wish my office would move downtown instead of never, never land where we currently are. Maybe they'll attract some other/new companies to move to downtown with the spectacular, iconic development.

Agreed completely.

No one is going to build any highrise office towers in Winnipeg anytime soon, but I certainly don't think it's unreasonable at all to think that a project like this could include a few floors of office space. It isn't some sort of unprecedented concept for Winnipeg - look at Centrepoint. Having just one tenant (Stantec) was sufficient to result in a few floors of office space being added to the Alt Hotel tower.

Some folks were asking about the Yards at Fort Rouge development. They requested an extension to effect registration on the property until Oct. 31, 2013 and received an extension until April 2014. Or sounds like they will receive the extension at council next week.

So what does that mean? When registration comes into effect, do they then have a time limit to develop the property? Well I know they do. But sounds like they are wanting to delay the time period coming into effect until this year at some point. So if they file this thing this summer, as they hope to, development should start over the next year or two?

Is that accurate? I'm not fully aware of all the legal stuff when it comes to this.

I wonder if this has anything to do with the delay in the completion of the second leg of the rapid transit line? If I'm not mistaken this was supposed to be a transit oriented development. They might be holding up until something is a little more concrete with the RT?
