So little is said about that pad it's easy to forget it even exists. I think the last time there was any public statement about the office tower pad, it was in connection with a pitch for the Manitoba Hydro HQ a good decade or so ago. I think there was also some media discussion of a plan to build a lowrise office building on the hotel pad (the one between the existing and future tower) about a decade ago as well, but nothing came of it.

Given the hotel boom currently taking place in downtown Winnipeg, you have to wonder if the time is right for an atrium hotel over Winnipeg Square as was originally envisioned?

Winnipeg's first urban reserve was marked in groundbreaking ceremony this morning on the site of a former St. James-area Manitoba Hydro building.
Long Plain First Nation brought the Madison Street property seven years ago and it has taken since then for the federal government to officially recognize the land as having reserve status.

Redevelopment of the site of the St Regis Hotel. The project may include construction of residential or commercial buildings, office buildings, or retail buildings.

REQUEST FOR EXPRESSIONS OF INTEREST from Developers for the purchase and redevelopment of the land and building currently operating as the St. Regis Hotel, 285 Smith St closes 15:00 June 19, 2013 at the office of the owner. The current state of the St. Regis Hotel property is not conducive to the standard of operation envisioned for a business bordering on the Sports, Hospitality and Entertainment District (the SHED) and Portage Avenue Development Strategy (PADS) Commercial District. Therefore, CentreVenture, with the support of our Civic and Provincial partners, purchased the Hotel with the intent to offer the property for sale to the private sector for re-purposing and/or redevelopment to a use that will contribute to the success of SHED and the revitalization of downtown in general. So hello Fortress? Or would this be better suited to a different developer? You would think Fortress would want to add this to theirs. But at a budget of $150M-$200M that could be pushing it for a single project.

Any updates on the Yards at Fort Rouge development?

There is an excavator and bulldozer on site now. I don't think it is construction related.

An interesting map I found within the St. Regis Hotel site Redevelopment EOI information...

"CentreVenture is seeking proposals for the re-purposing and/or redevelopment of the St. Regis
Hotel
property that will complement current and proposed development in the surrounding area.
If all proposed projects in, and in the vicinity, of the SHED proceed to completion, an estimated
$1.2 billion will be invested in the area over the next few years. For an overview of recently
completed, current and proposed development, please see Appendix “C”."


After viewing the Appendix "C" map, it shows a total of $250, 000, 000 proposed for the MPI lots. That's more investment than what Fortress proposed Weds. Must be some huge projects in the works for both MPI lots.

sad part of it is 90 percent of that money is govt tax payer money

250 million sounds too much

Disgusting. I think Stefano Grande (or one of his employees) shut me out of commenting on this on LinkedIn. I merely made my (potentially inflammatory) opinion known about the situation, and suggested that, since the hotel was bought with an eye to downtown safety and community improvement, it should be returned to the community members they were shutting out. A housing first block, a properly run SRO, or something that is rent-geared to income that could provide affordable housing, with some amenities on the first floor would be best.

I think this situation is unique, in that CentreVenture bought it with community safety in mind, and yes, I believe this was a bigoted piece of social engineering which CentreVenture does not have the expertise or authority to conduct... In which case, the least they could do it not exploit it further, and turn it into something of community value, return it to those they took it from (or other community members who need the help) and do some true, non-destructive community renewal. But CentreVenture's and the BIZ's idea of downtown is that only middle- and upper-middle class people should be allowed to live there. With all this development, 15 years from now downtown might not be an affordable place to live.

That was a rant, sorry if it was too off-topic. I am clearly annoyed about this.

they dont want affordable housing or welfare folks in the area dont u get it

number 2 they bought that 🞵🞵🞵🞵🞵 🞵🞵 🞵🞵🞵🞵 hotel to clean that dirt out of the district not to invite it back

The blue in that picture is greatly exagerated. It hasn't been near that bright yet, although it could be. But it won't be that blue. Look at the trees and the sidewalk.

I agree, CentreVenture is a joke and needs to be shut down or have their powers severely curbed. I'm sure they're behind this St. Charles tear down 🞵🞵🞵🞵🞵🞵🞵🞵, too.

so, this st. charles thing is unbelievable...we need to lobby the downtown and heritage committees....this cant happen.

here is the derelict building by-law...how does demolishing a heritage building in a national historic site accomplish the goals of • reduce urban blight
• contribute positively to neighbourhood renewal

tear it all down in my opinion... its just sitting there rotting from within.. if nobody wants to invest in it.. than tear it down. They put out an expression of interest.. theyve gave the owner plenty time to redevelop or renovate the bldg and he hasnt done that either. The city has no other choice
