Five years ago (hell, last year) if someone would have proposed a 20 storey tower for the Tribune site we all would have 🞵🞵🞵🞵 unicorns. Even if this Fortress proposal gets cut back the impact of this development on that site will transform downtown in a fantastic way.

Here is my pure guestimate, I'm 🞵🞵🞵🞵🞵🞵 at using paint so excuse the grade 3 workmanship.

Green - U/C
Blue - Near ready for construction
Red - Known but need some work for them to proceed

.......there are still about 2 or 3 others that i have heard about but do not know location or specifics.

So what have we learned...
1. Need Plans ( 1 Yr )

3. Start PreSales - If 50% is achieved go to the next step if not project probably dies
4. If PreSales or Leasing is at 50% Lending Institutions money starts to flow
5. Project Starts ( Best case scenario 2 yrs till shovels in the ground )

Indeed, according to the Free Press today the actual size won't be determined until getting a read on pre-sales. It also reports the following.

1) Construction would be completed in 2017.

2) A downtown estate agent questions whether the market can absorb 1000 units.

3) The accompanying survey show 55% would prefer the suburbs to living in a 42 story highrise.

Westin Hotel (Blue)
Fortress (Red)
ALT Hotel (Green)
Glasshouse Condos (Blue)
SoPo? (Red x2) or am I missing something? Seem too tall for SoPo.
300 Assinniboine (Green)
Convention Centre Hotel? (Blue)
dCondo (Green)

Is that accurate? That's a nice list going! With more of the others yet to be public coming!

Not bad. The one you have listed as the WCC Hotel is actually the SoPo project. I think the WCC Hotel will be hidden behind the Hydro Building in this view. The two red ones you listed as SoPo are sort of unannounced yet.

I have faith in Fortress, but I think like many others, we have no faith in the city itself and it never ending red tape. How many projects have been held up because of horrid city red tape, and to the point where the developer just moved on.

I know the city has improved their red tape, but not sure if they have done enough yet.

And no where am I talking about the ugly water park, some of you should remember a few towers that were to be built on portage avenue in the 90's that got caught up in so much red tape.

Either way, even if they do not build, they obviously see something in the city, and that alone will show other developers from here and out side the province that maybe winnipeg should get a second look at. As it just takes one big developer to start the fire under the cooker.

Nice attempt on the picture Biff. One thing I noticed is if you imagine a line, like the street, running along the left side of the Air Canada building and 330 Portage Ave (Rogers sign on top) that would give you Hargrave as a reference point. You can then put a similar line to the left of Investor Group and the right of the old Gentra Gas building (shinny blue) giving you Hargrave. These lines, as I imagine them, seem pretty close to paralell which could help figure out the other streets runing north/south.

Speaking about crooked developers, has anything at all happened with the GEM development?

Also, no one has talked about the pad on top of Winnipeg square in a million years... Will we ever see anything there?
