Regardless of how well the building is maintained, the architecture looks rundown and dumpy. The Plaza Hotel is a functioning hotel, but some of the floors have been reserved for dorms.

Sure, I agree there's a possibility that the Hotel could go in to the west. I had understood, particularly from Ajiuo, that the Plaza itself would be replaced by the CCH.
One reason I would like to see the Hotel go in to the West, is because I am so anxious to see the vast sea of parking lots get some attention sooner than later. I fear that the LDS church will be another ten years before they feel they can turn their attention to that area.
I do also like the immediate space of the Convention Center too. Mostly because I continue to feel the Convention Center is still way underdeveloped.
In my perfect little world, both the space between Temple Sq. and 300 West, and the 2nd S. Corridor would both be developed as quickly as possible. I think we probably all would dream of that happening in the next couple of years.
Agreed, the exterior design of the Hotel is pretty dated, and also represenative of the cheaper end of a period that didn't age well, even at it's best. That's one building, along with the Shilo, where I would like to see a reclad.
