D-Condos has reached 40% needing 45% in pre - sales to proceed.

Sounds pretty positive.

Glass House starts official sales today. They need to pre-sell approximately 45-50 % to proceed. Realistically if all goes well construction would start in early 2014.

i really hope that people middle class people buy into this downtown living.. i think the push to raise parking downtown is to make people who work downtown want to live downtown... i think fortress development will be the real catalyst that will possibly attract people to want to live downtown.

right now downtown is 10 high rises away of significant size to being a proper downtown.. its already got all the right pieces to be great. just needs the people

I too would like a 500-600 footer for downtown, but realistically i would rather take 5 to 10 fifteen to twenty storey buildings filling in the surface lots.

Having just being to both Halifax and Victoria, both downtowns (much smaller of course) feel bigger, more vibrant and walkable than ours. Each have tones of 5 to 10 storey buildings with very few gaps in the street scape. I have always felt that even 5 storey residential buildings would help out our downtown so these proposals for 15 to 25 storey buildings are just icing on the cake. I am really hoping for a snowball effect to occur.

Ok, where's the like button???
<-- this will do.

Re: people wanting to live downtown, I know several from the 21- 30 demographic who would LOVE to buy a $175-200K condo, stop renting, build some equity, while living in the heart of town.
Its a shame we have to wait for this, but when 3 or 4 of these projects are finished and occupied, you'll really start to see evolution at the street level on many fronts. There's always going to be the challenge of the cold windy winter days, but if you're opting for the urban life, then that is just part of the 'urban life' of Winnipeg.

And on comes a Yes! Winnipeg ad as I listen to TSN1290 as I type this... sheesh!

without presales all these project mean nothing

just proposals... i like the idea of having all these new buildings downtown but will they get enough presales to move forward??????????????

im gettin a bit worried folks.. that all thiss hype will only result in the alt hotel, 300 assinaboine, and d condos... and that is all maybe convention center hotel aswell

westin hotel, fortress, and glasshouse will fall apart... just a bad feeling

wasnt there a report that we lost 11000 jobs in mb this year while alberta gained 15000

The driver of parking rates downtown is entirely market driven. Hydro built a significant new office building and brought thousands of extra workers downtown yet added virtually zero new parking spots. This put a signficant increase on demand with little change on availablity. Add it other changes like losing the lot where the Westin is being built and a smaller lot where the Glass House will be and overall availabilty is actually decreasing while demand is increasing. This is actually a concern as Winnipeg continues to approve significant developments that have no plans in place to meet the transportation needs their project will be driving. It is roughly the same as allowing Ikea to build a store where they did and shrug off how the parking will be dealt with for someone else to deal with. If Ikea and the like need to have transportation plans that actually work in place so should downtown development.

Pretty sure the bulk of the people staying the St James area hotels are either people travelling by cars (ie arriving in town late and looking for the first bed), long haul truckers that are stuck here temporarily (Transcanada closed)and sports teams attending tournaments at the facilities on the west edge of the city.

It seems to me that there is a limited demographic of people interested in living downtown, mostly single young professionals, married couples with no children, or empty nestors. I wouldn't expect many families with children would want to live downtown because of the lack of good schools, safety concerns, etc.

One day you are pumped and excited about everything, the next day you are a downer and depressed. The next day you are pumped and excited again, the following day you are a downer again. Up down up down, like a yo-yo and you are making me dizzy!

I think you need to relax, take a breath, refrain from freaking out on the internet and just let nature takes it's course. I think we will all be pleasently surprised by the outcome of these projects.

The demo of Dubrovnik's started yesterday (I have a front row view from the Bessborough) -- the excavator was tearing down bits of the back for most the day. No movement today yet.

What would you rather have.....a return to the 80's and 90's where nothing at all was proposed, let alone built or......present time,

Alt and Stantec - U/C (20+ stories)
300 Assiniboine - U/C (25 stories)

D-Condo - site prep (20+ stories)
Westin Hotel - site prep (25+ stories)
Glass House - site prep (20+ stories)

Fortress - planning (25+ stories ***possible new tallest)
Convention Centre Hotel - planning (15+ stories)
So-Po - 3 buildings planning (10+ stories)
? Residential - 2 buildings planning (15+ stories) the one i just commented on

- Waterfront Drive projects
- CMHR
- Art Gallery
- UofW Student Residence (10+ stories)
- Convention Centre Expansion

- The Forks Rail line parking lots developments and there are a couple others that i know a little about, are big but not enough to comment yet.

..........now you tell me whether you like the possibility of proposed projects happening and the excitement that they bring or like the 80's and 90's when there was nothing happening.

It is kinda high, but I wouldn't say its totally out of line with other downtown projects. Its pretty much right along the lines of what Dennistoun was asking before the project was cancelled. Probably a bit more than Mysky2. District condos have some cheaper units that are smaller but to get a two bedroom it'll cost you $350+ with no parking, but its also 1000 sq ft. So I'd say in terms of raw square footage its a bit high, but when looking dowtown for a two bedroom condo the price is right there with other projects.
