The difficulty of projects like these is its a bit of a catch 22. Most developers don't want to commit to building until they reach a pre-sale threashold, but many people are unwilling to commit to a unit without firm build dates.

One exception I can think of is streetside who seem to build without any pre-sale thresholds in place.
I agree.

They were saying spring 2013 as opposed to fall 2014 or something like that. So seeing a machine on site for demolition seems to hint that they're meeting the spring date.

D condo is sexy. But I sure wouldn't want to live in the adjacent building.

Hello everybody,

I've been watching this forum for quite a while, so I decided today that it was finally time to step out of the shadows.

I have lived in downtown Winnipeg for four years now and I love it. I'm really excited about the changes taking place here and the developments that are upcoming.

I look forward to joining the discussion. Cheers!

possible 2 or 3 towers?

80 million complex?

iconic?

new tallest 36 stories?

none of it makes sense.. yet its still exciting

the one that boggles my mind is how the reporter throws around 80 million dollars i mean no way does 80 million dollars give u a 2 or 3 towers.. that number should sky rocket if the project goes through.. Possibly up to 250 mill plus i think

Right on all counts. To start, the impression I'm getting is they're more keen on making news than being serious about any specific aspects of this project. The mention of public consultation sounds like a mix of hype generation and indecision.

Iconic might mean a novel roof and bright cladding instead of sheer height. There's an Art Deco inspired multi-tower residential development in downtown Ottawa that mimics the Empire State Building and Chrysler Building. Ornamentation is cheaper than additional floors.

As to that, 36 stories would not be the tallest in the city. Not even the tallest residential structure, being two floors shy of 55 Nassau. A 36 story office building would be the tallest but that usage has been discounted. One must also question whether there's a market for a new residence of 36 stories.

For the often-quoted price of $80 million I can see this ending up as a 25 story residence, with maybe a 15 story office building, both sporting trendy styling. Assuming the project doesn't fall through.

We'll learn soon enough.

what i think is the store alone if it is included as part of the high rise will be about 20 ft in itself.. than u might have a few floors of office or retail.. and the rest a mixture of condos and apartments..... so im assuming that if it is 3 towers.... sitting on a base of a grocery store,, the complex would possibly also include bank or credit union and im thinkin a hair dresser and a fitnes type place.. and a restraurant... its possible that this could be a really massive complex.. but that dollar amount needs to increase substantially if we can really expect something iconic... i mean alt hotel alone cost over 60 million I'm thinking.

these reporters seem to ignore the fact that 2 high rises on portage are going up already
2 on assinaboine ave
and 1 on main and portage
this will just be the icing on the cake

I'm not sure why everyone is so nit picky about how Fortress is going about this (i'm not aiming this at you GD4C). They are marketing, people. They are getting people excited about their project. They are letting little leaks out about what they are doing to draw interest. They don't have their plan finalized yet and it is a work in progress. People need to stop being critical about trying to determine if this will measure up to be the new tallest. No official budget has been given and no final design is done.

The positives are - filling in a major surface parking lot, ground floor retail (likely a much needed grocery store), parkade structure to replace existing parking, 200 + units of new residences and the POSSIBILITY of a new tallest for downtown. All of this sounds like a major WIN for Winnipeg and all private money from an out of town developer showing confidence in the local market........it doesn't get much better than that.

Agreed Biff.

But everyone's just do excited we can't contain ourselves! When you're talking about potentially the tallest building for 1000km!

My thinking is along the same lines with a couple of smaller differences:

I agree on the ground floor and second floor. There will also likely be one or more restaurants in the mix too, something like Boston Pizza or Moxie's likely though not specifically those brands.

After the second (or maybe third) floor will be several levels of parking.

The final floor of the podium I would guess is going to host the common areas for the residential units. The typical fitness room, shared lounge with a kitchen, etc.

Now I might be off base but the podium could end up with a similar height to the post office building across the street once everything is included.

The assumption I am making of course is that the parking will be above ground and not sunk into the ground. If you are aiming to add height though this is definitely one way of doing it.

My guess is this will be similar to Capital Pointe in Regina but 10 floors taller.

I agree that there are a lot of people who hate on downtown for very little reason, but most of the things you listed (hold the MTS Centre) are not really in the area that most people would consider downtown. Downtown, to my understanding, is the area between Memorial, Broadway, Portage, and Main. Could somebody please correct me if I am wrong on that?

Here is the area that the city considers downtown with respect to zoning by-law enforcement.

Which I believe closely matches most people's understanding of downtown boundaries, save some of the western boundaries.

Looking through the Fortress Twitter feed. Jawad Rathore was talking to some local real estate guy "Stefano Grande" and said "let's connect on the 22nd". So the announcement seems to be around that date, as mentioned previously.

https://twitter.com/ctvwinnipeg/status/331560694191366144

That's from the CTV Twitter feed, same convo.

Edit: Just watched the news clip from last night on CTV website. May 22nd is the official announcement. 1 tower for sure, possibly two or even three. Tribune site, grocery store, commercial details to be confirmed.

so, the waterfront hotel is going to be called "The Mere" and the old pump house/Harbour master building will be a cafe/wine bar.
