City West Project With 640 Units to Break Ground in 2014

Quote:
Things are going to get more crowded in City West next year. After recently completing a $60 million 210-unit apartment complex called 1111 Wilshire, Vancouver, Wash.-based developer Holland Partner Group is planning to break ground on another residential project.

Tom Warren, chief operating officer of development at Holland Partner, said work will begin next year on a $125 million complex with 600 apartments on a block bounded by Wilshire Boulevard, Lucas Avenue and Bixel and Sixth streets.

The developer purchased the property from Good Samaritan Hospital in 2007. Plans call for transforming a currently vacant 1923 medical office building at Sixth and Lucas into 42 residential units, and then building another structure with 600 apartments, Warren said.

$125 million seems like it might be something more then a six story mid rise. Curious to see where this goes.

I think you're correct.

From the FEIR:

Quote:
Holland Development, LLC (the Applicant) proposes the redevelopment ofa 4.1-acre property currently improved with four multi-use buildings, carports, service bays and a paid public surface parking lot. The Project site is located along 6th Street between Lucas Avenue and S. Bixel Street, in the Westlake community of the City of Los Angeles, California.
The Project proposes to demolish three of the existing on-site buildings, carports, service bays and surface parking areas to develop an irregularly-shaped mixed-use building up to ten stories tall around a landscaped Project-oriented courtyard on the podium level. The Project would also convert an existing eight-story medical office building located at the corner of 6th Street and Lucas Avenue to 42 live/work joint living & work quarter (JLWQ) units per the City’s Adaptive Reuse Ordinance. The proposed mix of uses consists of up to approximately 648 dwelling units and 39,996 square feet or less of retail commercial space. Parking would be provided within a
parking structure consisting of up to three levels above-ground and/or
three subterranean levels

I understand this check cashing place on the Northeast corner of 9th and Broadway is closing! It should be interesting to see what replaces it. The gentrification continues....

Yeah, its really important that he do a good job. And its going to be hard and very expensive......Macy's is built like a medieval fortress. But if anyone can pull it off, its Rakovich.

This is big news if it actually comes to fruition and the park is funded. From the Los Angeles Downtown News:

City Has Tentative Deal to Buy Civic Center Plot for a Park
State Considering $7.5 Million Sale of ‘Graffiti Pit’ Site
Wednesday, May 1, 2013
by Ryan Vaillancourt, Staff Writer

The city has reached a tentative deal to pay $7.5 million for a state-owned parcel at First Street and Broadway that has been a Civic Center blight spot for 35 years. The city is planning to turn the property just west of City Hall into a park.

The city Board of Recreation and Parks in March approved a plan to buy the two-acre site using an array of financial sources, including Quimby fees (charged to developers to pay for park creation), zone change fees and money from a Recreation and Parks Department capital improvement fund.

In total, the commission approved a plan to spend $9.9 million to acquire the site and to pay for demolition work needed to clear the property of an underground parking facility.

Very very exciting. Here's hoping that they incorporate the foundation for the old State Building.

God what a loss that was.

One Santa Fe

Some views of One Santa Fe from earlier this afternoon:

Also, Angel City Brewery at 2nd and Alameda had their grand opening today after a long soft opening. Definitely a great (re)addition to the neighborhood.

In case anyone is interested here is what the Onni crane looked like this afternoon when I drove by. I would guesstimate it is between 15 - 20 stories tall in this picture.

The ideal situation would be if they could tear down the law library, grand parking structure, govt buildings north of Grand Park, and relocate the future federal building in order to build a huge horseshoe-shaped park that wraps around the Mosk courthouse. Grand Park itself sucks but has a ton of potential. A reenvisioned Grand Park surrounded by the Cathedral, Disney Hall, Times, and City Hall would be an amazing community resource and stunning draw for out-of-towners.

Imagine what DTLA would become if we had an expanded Grand Park, new Pershing Square, 101 cap, and awesome riverfront. It'd be spectacular.

I hate to say it, but the Law Library is going nowhere fast. They just pumped a ton of money into an exterior retrofit, along with some serious upgrades to the grounds/entrances/landscaping along 1st Street.

I was about to say the same thing. They just wrapped up the remodel a couple of years ago, didn't they?

Zev Yaroslavsky and Gloria Molina have both hinted at demolishing the Stanley Mosk courthouse and the County Supes building to expand Grand Park sometime in the near future.

Besides incorporating the graffiti pit, that seems like the only realistic shot at expanding the park in the foreseeable future.

That's unfortunate, maybe wrap the park around the law library

Way too much concrete. Too many streets passing through. Too many stairs rather than a gradual slope. Parking ramps. Way too much concrete. Not enough grass.

The fountain is fine. The flags are a nice touch. Love the Starbucks. That isn't much considering everything that's wrong with it. Want to love it, but can't. Anyway, just my opinion.
