A couple more prominent office towers and metrotown will look a lot more like a genuine downtown. Gonna post picture in Canada section... cue the Miss. pictures.

2) There is an early application for a 39 storey highrise with a commercial podium on Carnarvon Street across from Plaza 88 where Couzie's Cafe and those old autobody shops were formerly. Which I think is a pretty great thing if it's true or stays that large after it goes through the process.
This must have been approved since I'm now getting marketing material for it.

Very well priced (has to be to sell in this market). These two gems were in the email as well:

"You can either buy the suite you want and have the developer make your mortgage payments for 24 months (that's Two Full Years Living Mortgage Free) or, you can buy a suite as an investor and the developer will guarantee your rent, manage the suite, give you a rent cheque and pay your strata fees every month until the year 2020....incredible.... "

Interesting stuff, could be desperation, but it has me interested enough to check out the display centre and try to get some more details. I guess that means it worked.

If there's a guaranteed return on the investment - I think they'd need to file with the Securities Commission - something which others projects (and hotel condos) have run afoul of.

Article on the building previously called the Multi-Sport Centre (or something like that) on Kensington:

Fortius Sport & Health is now taking appointments, which will be followed by a soft opening in mid-May and a grand opening launch this September.

Onni's latest tower at Suter Brook is almost complete. I took a walk around the neighborhood, and the retail has filled up quite nicely. I don't recall seeing a single vacant unit - and there was a great diversity of interesting businesses (ie. they haven't had to rely on dental offices, pharmacies, and hair salons like Coquitlam Town Centre). In the works are still another low-rise phase, tower, and office block.

I really like the Suter Brook development. With the Skytrain station coming, hopefully things will accelerate and we'll see Suter Brook built out to Barnet. That would give 350 meters of continuous retail.

It'd be nice to see the NW corner of Ioco and Murray (where the fire station is) developed as well. This would connect Suter Brook with Newport Village and create a pretty decent sized urban feeling neighborhood.

That Suter Brook tower is absolutely hideous, imho. All those different boxes placed in a non symmetrical pattern....they just look so out of place. Yeah that building is an eyesore...I don't feel that way about many buildings, but this one sure does nothing for me.

Apart from the brick on the podium (which you don't see from a distance anyways because of the trees) - it looks great.
Better than any Vancouver protruding boxes thus far - This may be what West (on West 2nd) ends up resembling.

I promise that after May 14, I'll do a comprehensive update of all the towers going up around Coquitlam Centre. In the meantime, here's Valore, the latest lowrise to be completed in downtown Poco. Not exactly a work of art, but not a disaster either.

Post-election Tri Cities tour as promised. The rate of growth here is certainly showing no signs of slowing!

M2 by Cressey has topped out. Looks like a big improvement over M1; hopefully M3 continues the trend.
Looking down Glen:

Intersection of Glen + Pinetree. Looks like we're getting the standard Coquitlam podium of just 1 floor of commercial with somewhat disguised parking above, but I'm not too sure what's happening at the corner.

Looking North along Pinetree.

Across the street, Bosa's Evergreen is now in the pile-driving stage. City Hall in the background.

The other tower to top out since the last update is Celadon. I had high hopes for this one given the standard of the low-rise and townhome phases of Windsor Gate, but it looks like Polygon went out of their way to be even blander than usual.

At least they tried something interesting for these lower floors:

Grand Central 3 is now at grade:

And finally, Burleigh Walk is quite a large project in Poco tucked next to the Coquitlam River, just South of Kingsway Ave.

Apologies for the crooked pic.

Thanks for the update.

It's a shame about the above-ground parking.

I knew nothing about Coquitlam Centre when I checked out some condos there and didn't even realize there was above ground parking. It's really well hidden and probably forced developers to put retail where they might not have otherwise.

The four storey building looks like it should be on Marine Drive.

Interesting New Westminster tidbits:

Quote:
Wright also revealed he is in discussions with an Indy-style kart racing circuit to run an electric kart race through Downtown New Westminster. The karts, he said, would race up Columbia onto Sixth Street, down Clarkson Street and circle back to Columbia via Begbie Street.

...

Wright said the event the city had been seeking was a Red Bull Air Race, in which crop-dusting style planes navigate an obstacle course along water, but with so many bridges along the river that wasn't practical.

...

When asked about the possibility of New Westminster attracting a hotel, Wright deferred to Spitale who said three possible sites have been identified in which the city would like to work with a developer. She said two of the sites have been tried but haven't worked out.

...

Chamber member Bill Lewis called on the city to reclaim the land between Westminster Pier Park and the Fraser River Discovery Centre to complete the park. The property is owned by Larco Developments, which gained a rezoning several years ago.

Wright said originally the plans called for nine high rises, but then it was scaled down to four or five. He said the city is in discussions with Larco about the property.

...

He also said the city has a "wonderful opportunity" with the land at the northwest corner of Braid and Brunette being developed by Bentall Kennedy.

"It's one of the biggest pieces of Lower Mainland land for building a multi-use development opportunity as we have done with Plaza 88 Downtown," said Wright.

t will be an attractive site because it is close to SkyTrain, a train station and a bus depot, he said. Wright estimated the development would be in the $500-million range.

...

Wright said the Anvil Centre and new office complex currently being built Downtown will bring more business, people and residents to New West. Those people will be looking to spend money while they're there.
