The adjacency issue was that the tower is going to be built right to the lot line on the south, so if a tower were ever built on the property to the south, the south-facing balconies of Massey Tower would be literally walled in.

Pay, Pay, Pay, approved!

That's how the game is played.

Let's see what happens on May 14th, 2013.

Even by the higher estimates a 12m decrease isn't much of a difference. Always pegged it was going to be around RBCs height.

There's a pile driver on site at Herald Square. Looks like construction is even more imminent than I thought. I'll edit a couple pics into this post in a couple hours.

Here's the pics!

Could be just doing a soil sample, or site remediation...

Could take 3 to 6 months to test the soil, and get back with real excavation work.

lol!

Why would they need to be remediating the soil at a site that has been completely covered by buildings for the past century?

There's 6 levels of parking above ground level in the building

The Massey report is saying that if Council does go against the original staff recommendation and decides to approve the development, they recommend these things happen (e.g. entering into a Section 37 community benefit agreement). If the project is endorsed by the community council, it will go to City Council in June for approval.

New renders for the 7 tower 1 Yonge proposal in Toronto. If this gets built I don't see how any other slither of land in Canada would come close to the population density to be found here. Move over St. Jamestown! Come to think of it, Manhattan might even have trouble matching it. A fitting entrance to Yonge Street if you ask me.

Unbelievable!! That's the only word I can come up with to describe Toronto right now!

Let's just hope all these proposals get built. Toronto has an awful lot of wonderful proposals, but we need to start seeing some of these get approved/shovels in the ground: Oxford, Gehry, Holt Renfrew, 37 Yorkville, 156 Front West, 1 Yonge, etc. That's 19 towers right there. There's likely triple that altogether.

It would be an awful shame if they didn't materialize. Side note: looks like they plan to extend Harbour Street. It currently stops at Yonge.

^ Simply beautiful. These towers need to be built ASAP. They would take Toronto to another level. Imagine 5 towers all between 800 and 1000 ft in height. The design is pretty awesome too. I say, a very fitting entry to Canada's most famous street.

I love the designs, though, it is Pinnacle... so I'll reserve my enthusiasm until they can prove that I should be excited.

^ The sheer size and height of the project should make you excited. 5 towers all over 800 ft in height, essentially changing the Toronto skyline forever and becoming among Canada's largest towers. Because of that I agree with you that the design must be exceptional since they will be so visible. Let's hope they use quality material and do Toronto justice.

Height and density is great, but it from the renders only 2 of them have great designs. I'd love to see the other ones properly.

Also, its Pinnacle.. lol

Love the round one, kind of reminds me a bit of SWFC. The curved one not so much, and the others (apart form the one immediately adjacent to the Toronto Star Building) don't seem much different form any other balcony-clad condo.

Being completely honest with ourselves though, it's Pinnacle. I'm not going to get excited until I know we're not getting four 250m 33 Bat st.'s.

I would prefer that to the render.
