Yes I realize what the site states..thank you for the clarification, It was the initial changes from the 1st proposal I was discussing and what has change from that 1st proposal.

Yes, It's still gonna be a 21-22 storey condo, regardless if it was placed on a 5 storey parking lot..Not debating the height in feet, etc. Just that the tower was 20 something storeys and it still will be. anyway alls good..as long as they haven't "cancelled it"...

I also just updated the Winnipeg Development thread, let me know if I'm missing anything or if anything needs to removed (dead proposals?)

Yes, thanks, I read this article. Like I said, Jawad sounds very optimistic about what he wants to accomplish. I am just wondering about their track record of follow through given the experience in Regina. Hopefully the have their ducks in a row here. As Drew has said, so far all we have are some twitter teases and the like.

Can you comment on what he's said from the link provided?

I much prefer the new glasshouse to the previous on the podium glasshouse. Why? Because now the rooftop terrace and other amenities sit on the 21st floor rather than the 5th. I was looking into purchasing a condo, and this building just jumped up in terms of my interest.

its not dead its being held up by a buried underground hydro line.. that sask power has to rip up thes treet to go a block and a bit to move... and being they are doing that i would think they are going to build a bunch of hydro vaults to do it for future expansion options...

Cool, I'm curious to see what the ground level retail unit ends up being.

The building was always going to be 21 or 22 storeys high (depending if you count the mechanical floor) measured from the street. Old was a 16 storey tower on top of a 5 storey parkade (= 21). Now a 21 storey tower to the street (yes, additional units).

Winnipeg Free Press - PRINT EDITION
New structure to be king of downtown?
Project head promises big splash

By: Martin Cash

"A massive new mixed-use development on the site of the old Winnipeg Tribune building on Graham Avenue is in the works and the word is it will be something the likes of which has never been seen in Winnipeg.

Without being specific on too many details, Jawad Rathore, CEO of Fortress Real Developments Inc., the Toronto-based developer behind the project, spoke enthusiastically about a development that would include as many as 200 condos, a substantial retail and restaurant component and an office tower."

(...)

that's interesting....they are definitely hedging until the units are sold with this move....having it on top of the parkade would delay that construction.

I like having the tower come to the ground, obviously but you would think that as far as selling units go, having the ground floor 5 stories up would be desireable....as it is now, there are quite a few lower floors with no views.

If that's the case then there's your reason for switching the tower from being on top of the parkade to ground level.

Maybe the first 5 floors will be something other than residential units?

Further to the discussion reg: Glass House I think Mr Cash and his article from the WFP was telling and this quote from it makes sense.

While the Fortress project has been in the works for about a year now, they may now be in a race with other commercial downtown developments to break ground. In March, the Longboat Development Corp. and Artis Real Estate Investment Trust said they were working on an ambitious mixed-use project on the Cityplace parking lot on the south side of Graham Avenue between Carlton and Hargrave streets.

There will be a screening room on floor two and some other amenities I believe.

On another note, Jawad said there will be approx 200 condo units in the interview yesterday. Glasshouse has approx 200 units. So is it fair to say we're potentially looking at a 36 storey office tower and a 20 storey condo tower at the Fortress development?

Just looking at the Glasshouse website. Does anybody know what location the renderings are showing on the "downtown + shed" tab? With all the funnelators, lighting, etc.

Doesn't look like the Centrepoint development to me.

SoPo?

I've been working with a developer on a 10 storey office building and there is no market for it. No way a 36 storey one will get built. This will be overwhelmingly residential.

The sopo guys clearly have the few government agencies looking for space locked up. Look at the size of their towers. They are tiny single tenant buildings.

There is no market for spec office construction.
