Wow, there are some awesome nuggets in there. What is the 10 and 12 story condo project near Roosevelt station he mentioned? Is it Portland Place phase II?

Maybe one is portland place and the other is the oft-talked about one on 1st/roosevelt. Would love to see something going in to the circles building.

What's the thing about a boutique hotel? Can't imagine it would be near 1st and Roosevelt, so I assume he was talking about two separate projects?

And wow Barney's is closing? That's gotta sting, they built out that whole wing for them with the street frontage and all that.

I saw this week that the previous building was razed. There are no signs up so I don't know what's going in there.

That had to be the Portland Place Phase II and the former Lexington Hotel. Hope to see progress soon.

The difference here is that Chase has a retractable roof and it is much more difficult to keep the grass in decent shape.

What are their sources? That's been in the rumor mill for a long time but we haven't seen anything concrete yet.

Is that the same hotel that FAA permits were pulled for that HX_Guy was talking about in the Luhrs thread:

Hmm, why does Luhrs keep applying for FAA clearance for a 514' building? Another application popped up on 04/04/14 which shows a work schedule of 06/01/2015 to 06/01/2017.

They did get approval from the FAA for a 263' hotel on the NWC of Madison and Central, the application shows Awbrey Cook McGill Architects as the representative but there doesnt seem to be much info on the company online. Construction schedule shows 10/01/2013 to 01/01/2016 which is a bunch of BS since there are absolutely no permits in the works it seems.

That is in fact the same one I was referring to and right when I was saying there are no permits...something actually popped up on 04/19! Check the Luhr's thread for details.

Does anyone know anything more about the One West Madison Building? It is directly across Madison St from the Luhrs building we have been discussing, and directly east of Sing High. I'm talking about this building:





I always thought it was a crappy mid century modern building given its wall of rocks and it is a pretty non-descript one-story building... but it may be that the weird rock facade is a mid-century update and I'm pretty sure this is another pre-1930s building given how it's built right up to the street and it has some detailings of being an old building.

Here are a couple historic aerials of what I think is the same building (you can see Luhrs just to the north):





Interesting, if this is the same building, there used to be "PHOENIX" painted on the roof.

The interior is likely gutted and even less historic than what's left of the exterior, but I think it's pretty cool that it remains.

I've walked past it a few times, and actually really like that building. I believe it was a bank at one point in its life.

Its sad to see that old areal picture and see what the area just south of downtown looked like. I'm not one of those hopeless nostalgics that think that every single old building is a great building, but without a doubt, every single old building is better than an empty lot or a parking lot.

I haven't been there in a few years (because I don't slum it in the lower courts), but that is one of the Justice Courts (I believe Encanto). My vague memory is that the interior was gutted and made to look like a typical government building interior from the zenith of civic building pride-the 1970s.

Don't know if it has been posted already but Z Tejas has confirmed they're putting a new concept in the old church building at the NWC 7th St. & Osborn

We've talked about the project a couple times, I personally think it is great that they kept the old church. I drove past the site a couple days ago and say the construction, I really like the look of it so far. I just wish 7th street wasn't such a horrible street to cross as a pedestrian, there are a few cool restaurants going up in the area, and it suck that there is basically a high speed thoroughfare dissecting what could be a cool node in half.

Interesting. I wonder how that'll do with the Mexican-ish place (Gadzooks) thats now in the old Miriams building.

But I suppose if 7th St/McDowell can support 2 sandwich shops and 2 burger places, this will probably be fine.

It's actually the SWC of 7th Ave & Indian School that they are working on. The pay day loan place is gone along with the strip retail behind it.

I wish they would do something with the SWC of 7th Ave & Osborn. CVS shut down and the building looks tired. It is / was part of the Bashas BK and I've heard developers have sent in offers but have not had much luck.
