How recent is that proposal?

It’s pretty new, within the last year. I'm not a huge fan. I think they should drop the manufacturing and industrial uses and add homes of difference sizes and apartments. This could be really neat, but it needs full time residences. People would by in. This could be like a Habersham in Beaufort, SC, I'on in Charleston, or Hammond's Ferry in New Augusta, SC......but on a much larger scale. Guys, look up these towns. I know people at some major urban planning firms in this country that would love to work on something like this. It’s such good real estate! I would hate to see it developed wrong.

I used to live in Brookley back when USA still owned the property...it's pretty loud
I don't know how they'd fare trying to target that niche.

It seems they're more concerned with people who might be working at the nearby complexes, really. Giving them a place to live (apt/hotel) and relax (some of the other amenities.

Yeah you are right. I didn't think about that. The noise would probably be a very annoying problem. And you really can't solve that one. Then I would suggest probably getting rid of the hotel......if it is too loud for residences then it would probably be too loud for a hotel or resort. Do you know how many complaints the Riverview and Battle House got about the train. I couldn't imagine trains and planes. Also, while looking at the plan there is limited access to the site. There is only one road into the area. A dense community would probably see a lot of traffic problems. I hope that the waterfront would remain open to the public. Maybe even bring Monroe Park back.

That type of development mentioned in the above links would be better for the old Salt Air project. You know Salt Aire really could have really been something if it was developed right. You know it would be great if the Airbus project could help revitalize the area between I-10 along Broad to the Oakleigh area. You know Oak Dale and Texas Hills areas. I would be great, but I don't think anyone will capitalize on that.

I like the I`on Villlage development the most.The Salt Air development needs to be redrawn to mimic I`ON.

Well, I lived across from the airfield, and my walls would shake whenever one of those big cargo planes would take off (but it's not all that frequent).
Also, they're building on top of that golf course, which is far enough away.

Access is actually not too bad, Commander and Old Bay Front Drives. But, the big concern is going to be flooding. During Katrina, the water came up well past Old Bay Front Dr. The only way we could get in or out was Commander Dr....and that's just elevated enough that it wasn't flooded.

Living down there sounds like it would be pretty peaceful. I thought that area was on a bluff....but then again it was Katrina. Apartments and condow would be nice, just to kind of give it some more life during off work hours. Was your house all the way toward the end next to the runways?

The area in red, between Commander and Old Bay Front Drives is on a bluff, but it tapers on either end.
The area immediately adjacent to the water is pretty much at sea level and it rises slowly as you head inland.

Looks like things are starting to heat up again downtown. The Van Antwerp building is receiving renovations, several new residential projects have been announced, and the Fort Conde expansion will make downtown a construction site again. The Fort Conde expansion will include 50 luxury apartments, a restaurant, retail, and possible mini-grocery store. The expansion is suppose to start this summer. Demand for property down there is increasing. This is great.

This all sounds great! Where are you getting this information (regarding the residential/retail developments downtown) from the "grapevine?" Or am I missing an article(s) somewhere? I've heard about RSA/Van Antwerp...

The Fort Conde one I saw on WPMI. The other one is on Dauphin Street on the same block as Buck's Pizzza. I really can't say much because I did some work on project and they haven't released any details. The upper floors will be luxury apartments. The developers are from out of the country and have projects in London, Sydney, and Shanghai. They were passing through on vacation and saw the building and wanted to convert it........so they just dropped a couple of hundred thousand dollars to buy it.

The other one is the old Creole fire station near Bienville square. My boss wanted to buy it to put a Mobile office, but someone else out bid us. The buyers are going to renovate the upper floors into apartments and the lower floor into a wine bar. I think I read that in Lagniappe or in Kathy Jumper's article on Mobile Bay Times blog. Either way when we found out it was under contract we were bumed. Then our back up was sold the same week. So it looks like we might rent this coming fall.

I hope this puts more pressure on the plan to change the I-10 interchange/ramp down there...

This is great news. Hopefully it's either the building at the corner of Dauphin and Franklin or the top floors above the Jazz Bar at 360 Dauphin.

My company is looking to expand as well and ran into this problem as well. For Sale properties are getting snatched up all over the place and quickly.

I probably shouldn't say, but I’m really not giving out any information that someone couldn't find. The building with the jazz club is next door and is owned by the same people. If the conversion of the building they are working on now goes well, they plan on rebuilding the floors above the Jazz bar as apartments. But that might be a few years away though. They have started working on converting the first floor into retail/office already. You can see in the first floor windows.

Wow i`m excited about the upcoming developments in the city.It has been a long time coming for one of Mobile`s oldest neighborhoods "Fort Conde". I`m also hopeful for future St.Louis street revitalization.
