I can see your point Biff, but personally I think these three Mirvish towers will actually work best in their close proximity. They will become iconic as a whole, and I believe more so by being together than 'randomly' dotted about the skyline.

Now that an application permit has been filed for construction of the foundation of Harbour Plaza, it's construction limbo status will be clearified shortly, I suppose.

Once approved, we could get another two 200 meter towers under construction for Toronto and Canada.

Work on Shoring at Harbour Plaza from a couple months back.... by me

Surrey City Council just approved the construction of the 160 - 164 meter Surrey City Centre tower. It will be the third tallest in Metro Vancouver upon completion, and tallest in the province outside of Vancouver unless the Station Square and Solo District main towers (163 and 170 meters respectively) are built before that.

Will likely be a while between approval and construction. Oxford has their hands full with 1 York and 100 Adelaide west right now. As far as I know they don't even have a solidified JV partner for the res, although I wouldn't be surprised to see menkes jump on board.

Also this one should be in the 250m range. It was originally one of the sites contemplated for a 300M+ tower but it was deemed not to be feasable.

I'm confused, One York is Menkes, not Oxford.

Oxford is a partner in this development at the most I believe.

As far as Harbour Plaza is concerned, I thought Menkes, was moving forward on that project, solo...

I think LC's talking about the 60 Harbour site.

And indeed, it does make sense – at least when seen, as Mr. Pontarini suggests, from a considerable altitude. Glimpsed from up there, the first few miles of Yonge Street will soon seem like a narrow corridor lined by massive buildings, including Great Gulf Homes’s 75-storey One Bloor and MOD Developments’ 60-storey Massey Tower, both designed by Mr. Pontarini. Adding an 88-storey skyscraper, together with a few other companion-pieces ranging between 40 and 80 storeys, at the bottom of Yonge Street will merely be like putting a “bookend” (the architect’s word) on a long shelf of large “books” that already exist (or will soon exist).

Ahh sorry all, I saw the harbour 60 steakhouse sign in the picture and assumed Cal was talking about the 60 harbour site.

What I said is all still valid, just for the wrong project

Out of interest, what were the reasons that deemed it unfeasible? I would have thought that location would be quite suited to something in the 300-400m range. I'm guessing there were other criteria such as finance, potential occupancy etc that would have swayed that height decision.

glad to see that there will be more projects in the pipeline, when the markets re-adjust themselves.

Based on this, the project won't be complete until at least 2023.
You think approval is a hurdle when it comes to this development? I'm not suggesting it will pass with relative ease in its current form either. Something this large should be scrutinized. Mirvish and Gehry need partners and I see this as a monumental hurdle of epic proportions with their inexperience and blown budgets.

With regard to 1 Yonge, Harbour Plaza, and some of the other waterfront proposals, if they are approved and go into sales, I'm afraid the Porter Air expansion announcement is going to give many prospective condo buyers cold feet.

Apart from those that like to travel and will welcome having further destinations available from an airport so close to home. Better than the slog of trying to get to Pearson from Downtown.

Yes, there is that contingent, but I would imagine they are substantially in the minority compared to those who don't want to buy a home next to an airport with jets. Besides, the Pearson-Union rail link isn't all that many years off.
I am almost certain Porter's jet plan will be rejected eventually, but it could very well hurt waterfront condo sales in the interim.

I don't see the airport having an impact on sales when people are buying units within metres of the Gardiner. The average pre-registration period is three times longer than several years ago and most project come out of it more than 70% sold. It leaves me to conclude investors still have tremendous confidence and are driving the market. They certainly as knowledgable as someone planning to live in the area.
