In 1978, there were four proposals to change the Salt Lake County government:

1) A consolidation of all cities - including Salt Lake, which had the backing of Mayor Ted Wilson and the League of Women Voters (don't ask me why).

2) The creation of an urban county (where the county has more control and add taxing authority over unincorporated Salt Lake).

3) Wall-to-wall cities, which would mean every area of unincorporated Salt Lake would either be absorbed into existing cities or form their own - leaving no unincorporated areas in the county.

4) A creation of Bonneville City, which, by the looks of it, was a very similar version of Lake Valley City (it would have incorporated all unincorporated Salt Lake - though, with a population of 300,000, since it would have included WVC, which had already existed by the time Lake Valley City came up to a vote in the early 80s, but was still unincorporated communities at this point).

Obviously the county eventually decided to become an Urban County.

Bonneville City, like Lake Valley City, went to the vote in unincorporated Salt Lake and lost badly (Lake Valley City was voted down with over 60% in opposition).

Had the county consolidated, Salt Lake City would have ceased to exist at a certain point. It's possible the area would have retained the name 'Salt Lake' - but also possible they would have renamed the area entirely. Salt Lake's mayor, who, oddly, supported consolidation, would have been out of a job, as all elective offices, from mayor to city council, would have been terminated.

There would have been 11 council districts, with members elected in non-partisan elections to four-year terms.

I'm guessing the city hall would have remained at the City-County Building, where it was during the 70s (before the county moved to its current location on State). However, it's likely they outgrow that area too (since now we're one, big city) and move to a new location - or worse, demolish the City Hall for a new, bigger building on the same spot.

That would have been a fairly radical change. Salt Lake City would've been no more and who knows what we'd be calling ourselves now? Maybe it's still 'Salt Lake' - I don't know.

It looks like county residents voted in Nov. 1978 on consolidation and it lost badly by a 3-2 margin. So, it wasn't a very popular proposition back then (and it apparently lost by the same margin in 1975, so, there was a push back in the 70s for it - and it failed both times).

When we first dicsussed this project I thought it included the Good Year repair shop, i guess that's not the case? That's too bad, I was hoping for something a little bigger. At least something that could be seen from the freeway. It would sit right in front of the new courthouse and make it blend in a little more (not that I dislike the courthouse like some on here do).

Seriously, I find myself shrinking windows and scrolling to avoid looking at it. It makes me hate what you have to say before I've even read your posts. Anyway, the offer stands.

But even a small office building there will hopefully continue the momentum for much needed investment in that area.

Ultimately, I'm really hoping these two office buildings (CH and new) will help create the catalyst for the ugly old zephyr lot to finally developed.

And for me that will be the true turning point in D-1 West Temples recovery. And also begin to help make West Broadway the walkable street it should be.

The owner of the property does own where the tire shop is now and does have much bigger plans for the corner. This small building is just the initial application.

And I will second the motion to rid the page of the evil clown. I'm not a coulrophobic (fear of clowns) in general but that one scares the crap out of me.

Attention Everyone

I've been contacted by some big time outside developers and lenders who are interested in developing in the Downtown SLC area, they are new to the area.

This upcoming Tuesday they will be flying into SLC to meet with me and my company. They want to see what projects are going on in SLC, whats planned, whats under construction, and whats recently finish. I plan to take them on a tour to show them the city, and the under construction sites. I hear through the grapevine that they are mainly interested in multi-family.

I'm also going to be putting together a little brochure and list of the projects to present to them. If anyone wants to get out and take some good pictures of the DT existing area, city creek, gateway, main street, everywhere pretty much, and Construction sites that would be awesome. Also, if its ok I'd like to use your photos in my report.

I forgot to mention that in the last month we did a very similar thing with Wood Partners. They flew in and met with us about purchasing and developing a site west of the Gateway area by the intermodal hub area.

So, outsiders are starting to notice SLC and want to be in our market.

That was a pipe dream that had zero chance of happening. The name is interesting because I've long wished West Valley City would change its name to Lake Valley City. It's still generic, but sounds way better than West Valley.

There are some nice looking developments on their site, imagine the Orlando Lofts example on one of the corners of 300 S and WT. Awesome!

That's encouraging. Though, I wonder if they get turned off by new developments by Cowboy partners and the Citifront crud that's gone in over there. The Gateway area is prime for a Pearl District to emerge. Maybe if the city would invest in redoing the streets and sidewalks in the area, and even cut the blocks with mid-block road/pedestrian ways, we would see developers see more of the potential and begin investing.

Btw, what kind of company do you work for, Viperlord? I thought you were did civil engineering and surveying stuff, correct?

The area around the transit hub is incredibly ripe with potential! I just secured a new office in that area myself. the interior is still under construction, and it's just one of many of the restoration projects underway on the old warehouses in the area. There sure is a lot of vacant land too....

I don't think the Cowboy Partner projects, particularly Gateway would turn a developer away, I actually think it would do just the opposite. They look at that crap and think, wow, they stuff is leasing quickly, imagine how much more in demand our project would be.

I really do like the projects that stayinginformed posted. I think one of those would look fantastic near SL Central. Obviously it would be shorter due to zoning in the area, but I would still like to see something similar.

Of course. It was still put up to a vote, though, and supported by many leaders at the time it seems. It lost in a landslide because, I mean, why would residents of Holladay want to be in the same city as Magna and Kearns?

I don't dislike it - but I'd rather have some height in that area. Still, I doubt that happens. We'll get something smaller, which won't be terribly bad, either, but not a development at the level I think some are hoping for.

The Depot/Gateway District has a maximum zoned height of 75', or 90' with conditional use approval.

While I don't agree with this I am just stating what is currently zoned.
