I'm holding out on my final opinion until the project is 100% complete, area tidied, tower concrete cleaned - Maybe even until after the Jasper Ave improvements are complete and the greenery planted.

I'd like to see how the new panels blend into the (hopefully) power-washed existing concrete, with the glass and wood accents, etc.

The sidewalk on 104 St next to the Fox construction site is still closed off. Any updates as to why this epic failure of city policy is still being allowed to happen?

Your an optimist. What "wood" accents are you referring to? The panels are simply a smooth beige. I have seen them from 5 feet away. And like Black Star I think they look like crap.

Sets a pretty bad precident for the massive amount of future construction and it fucks up the farmers market.

Will they not hoard it off after excavation is done ?

104st north of 102ave is pretty dead most of the time. It's not like there is a lot of foot traffic there, that can't be either directed to the street or to the east sideawalk

I drove past yesterday, and it does look a lot better now that it's all opened uip to the street.

My only problem is with these bulkhead style overhanging soffits and how they are physcially constructed. This is not a 100 year building, that is for sure.

Maybe that's the point though

It is our understanding that the sidewalk lane and sidewalk will be blocked through construction....
Given that fire lanes must be protected during the farmers market it means the farmers market will likely not be able to use 104st north of 102 ave.

see why it's a big deal now?

^ maybe you prefer the gravel parking lot that's there now to the eventual improvement that this development will bring ?

They started the farmers market on a street that was just starting to be developed and would likely undergo major construction over the next decade. How smart was that ? Maybe they can move it a block south for a few years

On the other 341 days a year when there is no market the street and sidewalks are pretty dead.

First and Jasper has some of this 'wood' (Assuming Prodema of the like) up. Helps add a little detail to the project.

RE: Fox Towers hoarding - talks still on going, but we thought perhaps the City had learned their lesson with Icon. If Ultima, Quest, Mayfair South and The Pearl can make things work logistically while still retaining the sidewalk for public use, I don't know why we cannot here.... and yes for 4 years. There is also real concern about the impact to the market. Finally, are they protecting those trees? We lost nicely developed ones in front of Icon, replaced with a much smaller calliper.

Yes these developments are hugely important to the downtown and we need to recognize that, but there needs to be a compromise to ensure disruption is minimized where possible. There is a ton of construction on the horizon and we need to be sure not to create such a disruptive downtown that people begin to avoid it.
