Well, this type of office space is not readily available and is in very high demand in DTLA right now. We are definitely going to see a lot more open space coming up soon and i wouldn't be surprised to see traditional office space being converted to open space even in the newer highrises

^ We haven't seen any proposals for that building that I know of. I've walked and driven by that building many times, and it appears to be in use for commercial/office/manufacturing purposes, most likely in the fashion or textiles trades, like many of the buildings in that area.

I'm excited about that 4th and Broadway tower, the northern end of the historic core needs work. Anybody hear any dates around the Grand Central Mrket makeover? Someone told me three months from now, but the source could be unreliable.

I agree that downtown needs more creative office space to draw those kinds of companies here. It's a great location given the centrality and easy metro access. I'd also argue that people working in startups and ad agencies would be the type to want to live downtown as well. This will create a nice ecosystem of people who live and work downtown. More and more downtown feels like it's own, self-sustaining world. I love it.

Only small downside of the Desmond is that the popup coffee shop will get the boot, although they knew it was coming for some time. There will be no good/independent coffee on the western part of downtown, which is nuts.

thanks! it seems to be a very desirable spot once the ace hotel opens. the ace has proven to not only be a huge magnet for all kinds of creative people , but also companies. so either offices or apartments is imaginable...

and regarding the desmond´s building: i think it´s a great sign , because i know a lot of companies in media and technology located in the "silicon beach" area are looking closely at downtown , but are very specific about the type of office they are seeking.

Creative space would be so great. When I was just in Portland I visited a few of their creative office spaces, super cool stuff - way ahead of us. Think if we could lure great companies away from the westside back over here where they should be.

Cafe Dulce pop-up hasn't been open over there at 11th/Hope in at least 3 weeks.. Luma's corner spot there sits forever empty though - ripe for the taking!

I drove by Olympic and Hill today and it looks like the green construction curtain went up. Looks like work is getting started soon.

I'm guessing you're referring to the hanover proj, which was listed as having a groundbreaking in the 1st qtr of this yr. If that date still is correct, then they're cutting it close, since the 1st qtr ends 3 days from today.

tcaarchitects.com

this is what that area has looked like for yrs & yrs & yrs....

google.com

time for a change, long overdue!

if they really are about ready to break ground, that means all the red boxes will be active construction sites, except for GH palmer's proj on broadway.....

google.com

there's still lots of additional space that needs to be filled in, but it's a good start.

btw, pwright1, who has a knack for taking some of the most appealing, enjoyable shots of LA I ever see anywhere on the net, shows a glimpse of the new figaro restaurant on broadway....the owners appear to have made a bit more effort to arrange their sidewalk dining area. I greatly hope they'll be able to weather the still early stages of cleaning up & transforming broadway.

As others have already mentioned, green fencing up at Olympic and Hill.

It looks like the development will have a larger footprint that shown in citywatch's red outline picture. The fencing spans all the way from Olympic to the red brick building at the corner of 9th/Hill

Also, Ava Little Tokyo.

Very exciting times in DTLA. I'm still keeping my eyes forever on the goings on in this thread from my Chicago vantage point. It should be said about Chicago: If you've never been here, I strongly suggest that you look here. This is a very impressive city. Everything is on a monumental scale. Night and day compared to Los Angeles.

Lots of new things going on downtown which is nice to see. If it could just catch up with Hollyood things would really be exciting.

The project names always confuse me (Apex, Hanover, no clue which design or intersection these correspond with).

A small but significant note... The city has or is in the process of repainting all the street lights and poles in downtown. It's been needed for God knows how many years
