SOM/Kasian as previously mentioned are working on the project - exterior concepts are still being worked on so no point posting something which might not reflect what we're moving forward with.

Heard that SOM's proposed design for 1133 Melville was a boring box (with enviro features).
Oxford is the developer, so based on their other projects (MNP Tower, etc.) hopefully it will be reworked.

The building has come up several times up over the last 7yrs. They were still offering 5yr leases quite recently as far as I know. Without reading one of the leases I don't know if their is a demo clause in there though. Either way I don't suspect we'd see the exisiting building knocked down w/o the next 5yrs anyways. I have no doubt though that a preliminary plan would be in the works.

The rezoning was approved by the DPB - but it's going before the UDP this week - would there be any changes, or is this time around for the actual built form rather than the rezoning?

I just love how Burrard Gateway looms in the background in the 1265 Howe diagrams. It looks so huge!

It is first time I hear about this 1265 Howe project. It's truly amazing how the whole southern part of Downtown peninsula is going to transform in just five years!

It's a shame they are imposing this unattractive and unnecessary recess on themselves, giving up valuable retail square footage and visibility, not to mention a proper urban facade. It was suggested that this space could be for outdoor seating. But this makes little sense, even assuming this unit is ever leased by a coffee shop or restaurant, which by most accounts it won't be. This is one of the widest sidewalks in the city and the plans call for a large glass awning, making this recess unnecessary in addition to a less pleasant place to sit. Moreover, as the photos show, the recess, although costly for retail, is too narrow and clogged with pillars to be very practical as an outdoor seating space for a restaurant.

The decision was thoughtless and un-urban.

wow, old navy?? that's weird. great foot traffic though and a clientele that skews younger (compared with winners and nordstrom), i wonder what effect that'll have on the 'entertainment district' part of granville.
