poped by that lot tonight theres a drill head sticking out the ground in that hole they drilled still also they pulled the parking meeter box for that lot and half the lot has not been plowed in sometime

does this project even have a tenit?



on another note the grand open of neechi commons is on the 19th

could this be the fortress realty development by any chance?

this summer is going to be the game changer for dt winnipeg

convention center will start going up
d condos
glass house and alt hotel
herritedge landing
fortress reality development
something goin on at 301 main
that project on osborne near memorial
hopefully we will hear some sort of announcement regarding the mpi lots.
the field house at u of w will be well on its way

Developers are beginning to add meat to the bones as they piece together a plan for a major new development that will reshape the future of downtown Winnipeg.
Longboat Development Corporation and Artis Real Estate Investment Trust were given the go-ahead last year to put together plans for redeveloping two large Manitoba Public Insurance Corporation-owned surface parking lots in the heart of the downtown -- one on Graham Avenue and the other on Donald Avenue.

The MPI development is sounds promising. Eating up one of my next hated parking wastelands in downtown. The visuals are impressive if they can make it work. I think the thing i like most from the article is that they say they are in negotiations with two anchor tenants for the office buildings that are not currently in Winnipeg. This is great because it wont continue the carousel of one tenant leaving one building for another. Probably the best news for downtown.

The Main St development does not make sense as the Fortress one. They last indicated their Winnipeg announcement is planned for the second quarter. Also, the miscommunication that the Fortress development "is in the SHED" seems to suggest a relatively close proximity. Add in that they are known to be working with CentreVenture and that the St Regis purchase annoucement specifically called out several parking lots and the Graham parking lots/Tribune site seem to make the most sense.

For the the MPI lots not having residential, the WFP article only discusses the plans for the Graham lot and does not talk about the St Marys/York lot. It could be the second lot is where the resdential piece will fit in. From the article it sounds like the SoPo piece will break ground once CentrePoint is completed. It could be that the second MPI lot will follow a similar pattern and start work once the SoPo construction is finished. It is also interesting that SoPo will include at least three more resturant sites. Considering there was many expressions of interest in the CentrePoint location it could be that some of those parties will find locations with Longboat in SoPo. Along those same lines, I wonder if some of the unsucessful proposals for the Alt dev will be ground floor tenants in the Glass House.

The bigger mystery for me is what is happening with the Carlton Inn site. My gut feeling is that CentreVenture was already working with a partner when they purchased the location yet nothing has been disclosed publicly.

P&M office buildings do not need more parkades. First, there's the new one on Lombard that seems to always be empty. Second, office workers can take the bus. It's the new residential that I think most on here have argued needs some available parking, not office.

High demand for parking doesn't make you quit your downtown office job, but it can make you choose somewhere else to live.

i had heard that Longboat was having problems finding tennants for the MPI land...interesting that they would release these renderings.....trying to smoke something out maybe?

there wont be any added parking to the P&M project.
