I don't think its related to this article but I remember seeing on an aerial shot of the computing center development site, the parking lot at the corner of Spring and Fifth was labeled "BOR". Anyone have any idea what that might be?

I'm not sure, but that lot was part of the original Tech Square plan as a future phase. At some point I assume we'll be rid of another surface lot there.

Hines seeks rezoning for massive Sandy Springs project

http://www.bizjournals.com/atlanta/real_talk/2013/03/hines-files-plans-for-massive-sandy.html

Quote:
Developer Hines is seeking rezoning for a massive Sandy Springs mixed-use project.

The project, known as 100 Northpark, at Georgia 400 and Abernathy Road would include 1.5-million square feet of office, 150,000 square feet of retail, 500 units for multi-family development — most likely apartments — and a 250-room hotel.

Hope so! I want another night-and-day project like the dual branded hotel on 10th and Williams. Hard to believe it was just another parking lot a few months ago.

Centergy expansion would add housing near Tech

http://www.bizjournals.com/atlanta/print...entergy-expansion-would-add-housing.html

Quote:
Atlanta developers are planning an expansion of Midtown’s Centergy project, including a 23-story tower that would offer more than 500 beds for student housing and 100,000 square feet of new office space for high-tech companies.

Gateway Development and South City Partners LLC are in the early stages of planning the potentially $60 million to$80 million expansion.

The new tower would rise on a roughly 1-acre site beside the 487,000-square-foot Centergy One building at Spring and Fifth streets that helps anchor Georgia Tech’s Technology Square.

Thats a lot better than the original downsized rendering. I was worried that the opportunity to do something significant had killed by the difficulty in raising funds. Now is this both phases?

This is beautiful! I really hope someone is already working on raising funds for phase 2, this needs to happen.

It really comes down to whether or not the block is being subdivided.

There's nothing in SPI 16 to require properties to build to the adjacent lot line. Said requirement only exists in Downtown's SPI 1 along "Storefront Streets."
Thanks. Based on the tax assessor's website, the Starbucks development is a separate parcel owned by Loudermilk and the parcel along 6th Street is part of the same Novare-owned parcel that includes the new 100 6th Street development. Both parcels are subdivided from the Viewpoint lot, so I guess the side parking will be allowed. It seems short-sighted to me for them to develop new surface parking in such a high profile area, but I guess we're helpless to prevent it if the code allows for it and since the design review committee loved the project so much.

As for the Storefront Streets designation in SPI 1 - do you know if there's been any discussions about revising SPI-16 to include a similar designation and zero lot line requirement?

Last question for you or anyone else familiar with SPI-16. Novare didn't have to bury the powerlines along Spring Street behind Skyhouse. What language would be lacking in the code that allowed them to sneak by without burying the power lines behind their parking deck on Spring Street?

Crescent Howell Mill

Here's another project that slipped through the cracks. According to the AJC the project will break ground in the second quarter this year.

Tivoli Revives Plans For Piedmont Apt Tower?

http://www.bisnow.com/commercial-real-es...s-to-break-ground-on-piedmont-apt-tower/

Quote:
Sources tell us Atlanta-based Tivoli is planning to develop a high-rise apartment tower on its site at 13th Street near Piedmont Park. Tivoli would develop a 252-unit tower, we're told, and could move forward on the site by this spring. This would be revival of plans that Tivoli had previously announced in 2008. Tivoli was the developer of the condo tower Aqua in Midtown (above), where the company auctioned off the remaining unsold units in 2009. Calls to Tivoli were not returned as of press time.

Starck

This 40-story tower was apparently once planned during the condo heyday for the block where the student tower is now proposed.

Heres the description.

Quote:
odern design with a distinct urban edge characterizes this complex mixed-use development on a full-block property in fashionable Midtown Atlanta. The program includes a 250-key full service hotel, 50,000 sq ft of retail, 25,000 sq ft of office space, and 800 condos in a 2 tower, 2 phase configuration.

Utility burial isn't required. You can't force someone to do something when a third party (the line owners) don't want it. Plus, burial often ends up involving multiple other impacted owners.

You can require burial on new streets, but not piecemeal on a site by site basis.

This is a great "background building" - with no parking, 100 percent lot coverage, a pedestrian orientation, and quality materials. It's not architecturally spectacular, but background buildings are, by definition, nondescript. It's exactly what Atlanta needs more of.
