It's desirable. In fact, very, very desirable. The reality is not everybody wants to live in a busy core of big buildings. I am all for downtown, and downtown residency, but I myself am not likely to ever live right in the heart of the CBD (thinking Avenue condos). There is tonnes of highly desirable shopping destinations right near by, or just down Route 90, 10 - 15 minutes in either direction. There is quick access to the perimeter, which is big for those who like to get out of town on the weekends, or have people they visit who live outside of town. The southwest itself is quite affluent, and there is a general appeal for others who have the means to live there. All in all, I do not think it will kill downtown, as the people who elect to live out near Seasons of Tuxedo, are not likely candidates for downtown living to begin with. At least it is density, that cannot be knocked, even if the proposed location is considered to be sub-optimal by some.
From my end, I'm hoping this goes through.
