That warehouse is fantastic. Would make a great market. Too interesting for condos.

"The Spot on Sterling Lyon" has been proposed to the city. http://www.winnipeg.ca/CLKDMIS/ViewDoc.asp?DocId=12526&SectionId=&InitUrl=
3 seven storey condos, 4 four storey apartment buildings. 592 units total, along with 770 parking spots. It's located just west of seasons of tuxedo. Why anyone would want to live there is beyond me. This kind of development only serves to kill the infill/downtown market, as well as increase car dependency (on the already congested route 90). Also, what a terrible name.

There's actually quite a few fairly significant condo/apartment buildings south of Wilkes there already, all built recently.

It's desirable. In fact, very, very desirable. The reality is not everybody wants to live in a busy core of big buildings. I am all for downtown, and downtown residency, but I myself am not likely to ever live right in the heart of the CBD (thinking Avenue condos). There is tonnes of highly desirable shopping destinations right near by, or just down Route 90, 10 - 15 minutes in either direction. There is quick access to the perimeter, which is big for those who like to get out of town on the weekends, or have people they visit who live outside of town. The southwest itself is quite affluent, and there is a general appeal for others who have the means to live there. All in all, I do not think it will kill downtown, as the people who elect to live out near Seasons of Tuxedo, are not likely candidates for downtown living to begin with. At least it is density, that cannot be knocked, even if the proposed location is considered to be sub-optimal by some.

From my end, I'm hoping this goes through.

I agree with you on many points, but I still feel that this particular development is not a good one. I live in the south end myself, in an apartment on Pembina highway. I own a car, but I don't need to use it for my commute, as there is frequent transit service. The location of this proposed development will never have good transit service, as it's not feasible to provide. It will be bounded by the CN mainline, a quasi-highway, and parking lots of big box stores. High density developments that absolutely rely on cars just contribute to congestion, and do so more severely as all the traffic is concentrated in one spot. There are many better locations for developments like this, where it would actually improve the urbanity of the city. A few that come to mind are the Sugar Beet lands or the "mall" at Pembina and Killarney. Suburban infill developments appeal to people who want a suburban lifestyle, yet would actually allow for walking and sustainable transit service, since there is an existing population base.

You must realize that there is a huge majority of people in this city that have spent their entire life using cars for transportation and have never used transit, and never will. Access to transit is simply not even a blip on their priority list when selecting a place to live. For that person, this sounds an ideal development.

i can't stand the commute to work, hit another train today on waverly/wilkes...on top of the ridic traffic...it definitely puts a downer for the morning and then knowing have to go through it in 8 hrs time.

at the airport right now, no crane here anymore, remove Grand Airport from the list above!
