The demand for large floorplates aside, the property has severe height/denisty limitations. Overall, what a hideous blob of a building. I guess they dumped the residential component too.

That isn't a parkade, its the new headquarters for coca cola Canada. But yes, this area does have height restrictions. (It was originally proposed at 20 floors, but has been cut down to 17)

I can see them cutting something from 20 down to say, 10.But 3 stories really makes some kind of difference to people?

mind you the original proposal also included a 24 floor condo that would have been taller than the Office building, so they completely cut the condo and instead made the floorplate of the office building larger to maintain 500,000 square feet but also by dropping the 3 floors.

This is a great blob(LOL) of a building and much better then the original proposal for the site.

I like it now.

I love the treatment surrounding the windows on the lower portion. That looks beautiful. It makes the windows look like falling confetti or something.

I think that "confetti" is just the rendering artist (?) taking some creative liberties.

Point Zero on the other hand looks pretty nice.

Here was an opportunity to develop sensitive infill suited for smaller tenants such as the SAS Canada head office across the street. Instead we end up with a massive, out of scale, blob with 30,000 plus square foot plates.

Wow... that proposal has changed A LOT! Initial renderings the developers brought forward to an advisory body of planning students at UW looked like sh*t compared to that.

EDIT: I lied. The one I'm thinking of is just south of this one.
