But surely when the entire complex is finished the prices will go up, since construction will have ended and the new units will be facing market st. Still, I am surprised at how cheap those listings are.

Keep in mind those are "starting at" prices for each layout. I wouldn't be surprised to find out that while they have one bedrooms starting at $1999, there's actually only one or two really crappy locations in the building that are that price, while the average price of one bedrooms is more like $2500 or more.

wow, so move in is 1 july, not bad. sounds like demo on the final tower(s) will be complete by then, so that new residents should be able to open the windows occasionally.

also, don't be surprised by the low initial prices, trinity has a very high turnover rate and there's every reason for these folks to believe that they'll be able to price these units up as the market evolves to support it (i.e. as construction finishes, other projects are built out, good neighborhood-servicing takes hold and generally further gentrification takes place). by the time the neighborhood is where a person would want to drop 3k/month, most of the apartments will likely have turned over a couple times.

No need for turnover. They can just raise the rents to market rate. These are not rent controlled.

I was surprised how squat the new building looks from farther down Mission, as I was walking over there yesterday. hadn't noticed that before

and, the windows have been removed from the older building(s?), so maybe demolition is imminent there finally (tho I am not as enthusiastic as I used to be about what will replace it):

I was thinking before that I don't like the abundance of 2-floor window squares in the new tower because it makes 20 floors look like 10 big squatty ones. I'm really hoping that the next two buildings are much better, even more so than the first tower is from the second one.

It has recently looked to me as though they were abating asbestos from the old hotel building behind the parking lot on Market, so along with what you reported today, it's going to meet its deserving demise soon.

Some of the units at Trinity are indeed under rent control.

Anway, I'm disappointed in how the buildings look so far. The renders were just too cool, I guess.

i am not positive, but i believe i saw the beginnings of the demolition of the small building that is in the middle of the complex. it looked as if the part of the building that is closest to Trinity I was knocked down, but the part along 8th street was still up.

There is confirmed demolition along 8th st. as of today. Nothing on the building along Market yet though.

With the old building now mostly gone, standing at Market and 8th you can clearly see the difference between the first building, which looks great and the second, which looks cheap like something from a second-rate architect. It's a shame that the City doesn't have the will to force Sangiacomo to build what he originally proposed and what the approvals were based on. What could have been a transformation of the area will just be a big, bland, cheap-looking collection of buildings not much better than Parkmerced.

I am worried about this as well. I still have not seen any renders of the revised 6-building project. I can only hope that this building is cheaper because it is on Mission, whereas the Market St. buildings will look better/non-value engineered. I doubt it though.

if i'm really honest with myself, i have to admit that this project is horribly ugly and that i've only really liked (loved?) it because of what it's demolishing, the high number of normal people it's bringing, and the retail wrap. it'll definitely be a complex that's instantly hated, no question, but it serves a super important function in terms of gentrification.

that said, i bet this next phase includes the two central buildings, with the market street-fronting lot serving as a construction staging area.
