Love the plan. Just wish Ebay would build a parking garage that would take up less land instead taking up all that land just for parking.

I am pleased to read that the Draper Frontrunner area will include 1,900 residential units. While many of those residents won't work there, it will provide a nice ridership for FrontRunner, either north or south. Providing the need for increased efficiency for the line to both SLC and Provo.

I like the mix of office, retail and residential.

As for the Mall sale and the city's interest in informing the new owner of the Civic Center Master plan, I think that's a great idea. I have been critical of Sandy in the past for their grandious ideas, such as the multiple 30+ story towers, but I quickly looked over the Civic Center Master Plan and I have to say that I am impressed with their vision. The plan is very well thought out and takes into account a time from of 30 years. I like the plan, however, the only thing that I would anticipate, and maybe it was in the text of the plan that I didn't read, is that I would anticipate that Southe Towne Mall would eventually be redeveloped into more of a lifestyle center, rather than an enclosed mall. That could easily be incorporated into the existing plan though.

Here is the plan http://sandy.utah.gov/fileadmin/down...INAL_draft.pdf

Wow, I had no idea some of those buildings would get that tall. Trying to get a floor count of those two twin towers northwest of EBay. 6-10 stories?

Just answered my own question.

"“It’s been well thought out,” said resident Shawn Benjamin, adding that the plan gives room for future growth. However, he voiced concerns about the height of some of the buildings, which are expected to reach up to 15 stories, and about the use of stand-alone parking structures in the development."

Looking at those links got me wondering just how big is this development going to be? Looking at the pdf on the first page shows the future buildings in 3D using google earth. The image is label "Phase one" that is already "under construction" That image shows the Ebay campus as well as the two tall towers ( 15-stories according the the draper journal ) as well as a bunch of other buildings that some look to be around 6-10 stories. ALL of that is only phase one and under construction? Holy cow Draper city. Next I went on page two that shows a timeline of the development. Again I'm blown away by the speed of this development. Phase one is this year ( 2013 ) while Phase two AND three ( whatever those are ) is to break ground later THIS same year and to be finish by late next year.
Not sure what Draper city has in store, but to have all these building develop within these next two years seems.........well kind of unreal. If that's really the case then we could be seeing tons and I mean TONS of cranes in that area by summer time. Crazy.

Bangerter Station
http://bvdincorp.com/bangerter-station/

Bangerter Station is located adjacent to a UTA TRAX light rail station in West Jordan, UT at approximately 9000 South and 3200 West. Situated in close proximity to both Jordan Valley Medical Center and Salt Lake City Community College’s (SLCC) Jordan Campus, this mixed use project has been fully entitled for residential, retail, restaurant, and commercial uses.

Bangerter Station is posed to be a vibrant transit oriented village with varying residential projects and products catering to people of all walks of life. Enjoy your morning coffee or paper at the nearby cafe before commuting to work or school on TRAX and return just in time for a relaxing glass of wine or social event at one of the plazas or public promenades.

Construction commenced in fall of 2010 on the initial parking structures, critical transit infrastructure and trunk infrastructure which was completed in November 2011. The two constructed parking structures provide covered parking for the light rail passengers, as well as a portion of the project’s shared parking. TRAX opened in August 2012 and the first phase of approximately 250 residential units will commence construction in early 2013.

I was laughing at the Concepts on the far bottom left side of the page that shows the size of the development that has a Frontrunner at a Trax station?

With the maturity of Trax and the many new lines to open, mixed with the the final frontiers of new land available for houses being eaten up, this is definitely going to be the decade of the TOD and infill throughout the Wasatch Front. The great thing for SLC is all roads/tracks lead there.

It's really too bad that the Living Planet Aquarium isn't a part of Vista Station. That would be a perfect tenant. So close.

Those were my first thoughts Wrendog. From what SLC Projects is saying it's no wonder the State is anxious to move the State Prison. Sounds like the Draper area is going to give Lehi a dose of healthy competition.

Utah prison relocation: Boondoggle or economic boon?

By Dennis Romboy, Deseret News

http://www.deseretnews.com/article/8...omic-boon.html

A committee created by the 2011 Legislature recommended last month to relocate the state prison to "allow private development of the land on which the state prison is presently located." (Brian Nicholson, Deseret News)

SALT LAKE CITY — Moving the state prison and developing the land where it now sits could yield a $20 billion return and bring as many as 40,000 jobs to Utah, lawmakers were told Tuesday.

But those who oppose the ambitious project see it as a boondoggle that would hurt taxpayers and allow real estate developers to line their pockets.

Sen. Scott Jenkins, R-Plain City, spent more than a year on the Prison Relocation Authority Committee studying the possibility of moving the 61-year-old prison from southwestern Salt Lake County.

"In the end, we decided it was economically viable," Jenkins said. "We looked at the value of the land and the economic punch we'd get out of that land."

Several people wearing "No New Prison!" stickers told a legislative committee that moving the prison is a costly idea that won't bring the predicted returns.

"This is a bunch of money for a bunch of promises," Jesse Fruhwirth told the Senate Judiciary, Law Enforcement and Criminal Justice Committee. "That sounds like an Obama stimulus plan."

The committee heard testimony but did not vote Tuesday on a bill that would set in motion relocating and rebuilding the prison and redeveloping its current 690-acre site...

While relocating the prison would certainly be very expensive and I was opposed to it pretty recently, the more I look into it the more I think it's time for it to move. That's a lot of land just waiting to be developed in a prime area, and it seems that the prison is aging and needs some renovations that would be easier done in a brand new building.

I have to say that I was opposed to moving the prison as well. Now that I pass that area frequently, and with the boom in tech companies coming to Utah, I think now is the best time to do it.
The sale of the land, plus savings from green energy, or energy reduction construction will account for 2/3 of the cost of the new prison. That doesn't even account for the additional taxes that a large technology center will bring. Granted, we can't just assume that if the land opens up someone will buy it. . . but. . . Utah is a great state for business. They're estimating that the use for the land could generate 30,000 to 40,000 jobs. Those are tax payers.

I wish it were possible to put the new jail smack dab in the middle of the salt flats. Could you imagine how daunting it would be to escape from prison, only to find yourself in the salt flats? It'd almost make you want to break back into prison.

I too, think that location would be a great spot for a prison, but logistically its not very friendly.

The question is: would the putting the prison there encourage more or less development in Cedar Valley? A lot of people would prefer not to live near a prison, but the prison employs thousands of people. IIRC, that's one of the main reasons that the idea was killed the last time that it came up--there aren't many feasible locations to move it to that are near a population center large enough to staff the prison. And relocating all of the current employees was prohibitively expensive. In that regard, Eagle Mountain might actually work. But if it sets off a new wave of sprawl as thousands of prison workers start building homes nearby, then we'll all be kicking ourselves for even suggesting it.
