"MARTA has narrowed its list of transit stations that are best positioned for new development to five.
The initial list includes MARTA-owned land around the Brookhaven station on Peachtree Road, just north of Buckhead; King Memorial station off Decatur Street/DeKalb Avenue on the eastern edge of downtown Atlanta; Avondale station east of the city of Decatur; Hamilton E. Holmes station, the western terminus of the transit authority’s east-west line; and Lindbergh station, where some of the most ambitious transit-oriented development ideas have already been tried.
MARTA is also eyeing other stations for redevelopment, but the five on the newest list represent the most likely to become “active projects” in two years. Active projects mean the authority would have identified and seen a significant level of progress on the sites in that period. Last year, MARTA once again began looking at how it could redevelop land around its stations and have the projects serve as potential magnets for new mixed-use developments that could generate millions in additional revenue for the financially strapped authority.
Such projects could draw corporations considering whether to relocate their employees closer to transit.
That trend has started to play out for companies such as State Farm. It has begun consolidating operations along the Perimeter near MARTA stations.
MARTA’s large, bureaucratic system has always fueled doubts among potential developers that it would be easy to work with the transit authority, real estate executives said. MARTA officials have heard that criticism and said the authority is looking for partnerships with developers, rather than aiming to take the lead role in the projects.
New apartments, retail and other development on MARTA-owned land around the transit stations is likely to create complex zoning issues and community concerns.
So, MARTA officials are planning to present initial ideas to Atlanta developers as early as March. Requests for qualifications could go out to Atlanta developers this summer."
