Its also next to a major downtown hydro substation that is running out of room for its transformers.

CJOB 5pm news report said condo development, but the 'OB website just says redevelopment so not sure which is correct.

There's a bit more information in today's Free Press. The owner doesn't seem to have a firm plan for redevelopment -- just something vague about apartments or condos. Could be the owner wants to demolish the building to save money.

But seriously, with the conversion of the Louis Riel to Apartments, there is already a supply of residential here, and adding to it would be really good for creating a node of high density residential, and may even make some surface retail viable here. Lets be optimistic about this for now.

RICHMOND, B.C. - FAM Real Estate Investment Trust (TSX:F.UN) is preparing to sell an office property in Winnipeg to Artis Real Estate Investment Trust (TSX:AX.UN) for $41 million.

Under a two stage process announced Monday, FAM said it has exercised its right to buy 50 per cent of the building at 220 Portage Ave. from the current owner at a price of $20.5 million and assign that right to Artis.

Going to come to a point in time where the developers may want to build but the utilities will say no way.

Manitoba Hydro is getting saturated downtown, the King St station is at capacity in the summer (station runs hot in summer so transformers are less efficient than in winter). Edmonton is nearing firm capacity and York St. just put in the the last bay a few years ahead of predictions.

King St will get some relief when the new station at HSC comes on line but that's still a few years away. There is a report on the Hydro Website that talks about the problems in the coming years with reliability of the existing system due to its age.

And that's just Hydro, do the 100 year old sewer and water lines have the capacity to handle high rise builidngs and the volumes they require coming in and going out.

Very good point. I think if Hydro or water and waste knew they had firm income from these big developments, it would make things a little easier. Not as much risk to make the investment, knowing you have a guarantee on the other end of the deal. The city and it's sewers are a whole other thing though.

as for the hydro grid thats the city of winnipegs fault such is our sewers refusing to invest look what happens........ now we are playing ketch up and its going to hurt us same problem with our hyways in this province were trying but its allot of work...
