City, Georgia Tech Foundation reach settlement in Crum & Forster suit

It would appear now the path is much clearer for the GTF to continue further with its plans at the 771 Spring St. property for a High Performance Computing Center for Modeling and Simulation, a 24-story, 680,000 square-foot private and public development that would support the economic development of area through creating jobs, new tax revenues and a technology cluster.

Turner Field Proposals

Honestly, I only like two of them but these are just preliminary designs and I'm sure with more detail that could change. But only one looks like there is some type of heavy rail, based on the pictures. My two favorites are:



1) Capitol Green at Turner Field by Atlanta architect Joseph Flournoy because it does include the heavy rail per the picture and

2) Summerhill by E.W. Bowen & Co. and Cascade Building Systems because it looks extremely dense but doesn't have a rail component.

This year Atlanta is going to *boom* with new construction. I have noticed that the Atlantic is almost full, the small 12th and Park deal must be almost rented out by now as the sign is down (no retail however), Skyhouse has more and more lights on each night/weekend, even the W Downtown now has maybe 30% of its condo floors lit with lights at night now.

We'll watch PCM come together this year and 3 large new developments rise around it, 2 infill developments rise on the westside (Elan being one of my favorites), Skyhouse II rise on Juniper and it looks like they are moving fast, the student housing tower rise downtown as well as the 9 story law building, streetcar laying track, civil rights center and CFHOF, new building at Georgia Tech now UC, etc etc

By the way they are pouring columns for Elan now, so that is moving really fast. Streets of Buckhead is rising, the lights are coming on at 325 Pharr or whatever the name of that new deal is across the street. Circle @ Terminus has each lot fenced off.

Garage for the Hines deal is complete and they are now wrapping it with apartments.

Garage for the deal up in Vinings is complete and most of it is already wrapped with 5 floors of apartments (huge deal btw...must be close to 400 units).

Hyatt now appears on the new Hyatt Midtown and you can see through the scaffolding on the right hand side a glimpse of the new facade.

With the hills and trees around here, Atlanta is really going to resemble the SE/East Coast version of Seattle in no time with a DT/MT development scheme similar to Chicago (which also favors parking pedestals over no parking).

2 observations...

After viewing the renderings of Amli Ponce Park it appears that all residents and guests will be white.

The exterior of the new medical building across from Piedmont Hospital is almost complete. While it's a vast improvement over the TGIFridays (but then what isn't) the view when driving south looks like crap. The north side is cream-colored with dark windows and already looks cheap and dated. It doesn't relate at all to the front which is very contemporary with nice looking bands of dark glass. It's like a commercial version of surburban tract houses where they have a brick facade and then vinyl siding on the rest of the home.

12TH & Midtown Growing

200,000 square feet of retail to be added

I predict that the next construction at 12th and Midtown will be a residential project adjacent to 77 12th street, on the same block. Plus it would be AWESOME if the urban grocer would be integrated into the base of that site.

I remember seeing this retail plan a couple of years ago. It'll be interesting to learn what other land they have a acquired and what they have planned.

whatever happened to "phase three" there? the block between 12th and 13th, on the east side of peachtree?

It is still planned. It was mentioned the ABC article that they would need a sizable commitment for the office space to proceed with that phase. Thats where a good chunk of the additional 200,000sf of retail space will be. It is supposed to include a boutique hotel as well if I remember correctly.

It would be awesome to see another Whole Foods Market. The one off Ponce is extremely busy.

Avalon breaks ground

A parade of excavators and a wrecking ball ushered in the start of construction Monday of Avalon, a $600 million mixed-use development along Ga. 400 and Old Milton Parkway in Alpharetta.North American Properties, the crew behind the revitalization of Atlantic Station, broke ground on what backers touted as the first “future proof” mixed-use development.

The planned roster of high-end retailers like Orvis and Whole Foods, concierge services and other amenities are designed to create an “experience,” and entice guests to stay longer. It’s a deliberate plan to combat the persistent threat of online shopping that is sapping life from retail centers from coast-to-coast, said North American’s managing partner in Atlanta, Mark Toro.Toro said his firm should have financing wrapped up soon. The first phase of Avalon will open in summer 2014, with the second phase to follow in spring 2016.

Many of the retailers and restaurants will be firsts to Georgia or planting a second flag in the state. Avalon officials said it will offer office tenants, residents and guests ultra high-speed Internet service through fiber optic cable that is 100-times faster than what is available elsewhere in the region.

That connectivity is expected to lure technology companies to the complex’s Class-A office space, as well as tech savvy residents to its 250 rental residences and 100 single-family homes.

New Building Next to State Capital

Just wondering, does anyone know what's going up next to the state capital? It's in that spot where the kinda cool mid-century streamline deco building used to be. It was vacant forever then they did sitework for an awful long time. I kept thinking they were just putting a temporary connector for the habitrail that connects the state offices to the Sloppy Floyd towers and the Ga State MARTA, that's been sitting there stopping in midair for a while. Now it's 3-4 floors up and i guess maybe more offices? But for such a high-profile, high-visibility next to the historic capital I can't find any news about it or any pics of what it might look like.

You're right: by parking lot standards, it's pretty good, but it's too bad that a parking lot is what will obstruct the view of the Capitol from the interstate. The state had plenty of other options close by where they could have put a deck.

Thanks for info - sighhh another parking deck. It made me think though what ever happened to that whole capital area redevelopment project. I think it might have been called Capital Gateway or something. But they were going to cover over the connector there and have a long greenspace from the Capital to Oakland cemetary, everything between MLK and Memorial drive with new mixed use mid-rise residential retail on either side.

Victim of the recession? is that still in the works? or was that just a proposal?

That project is still in the works and is a state project rather than a city one. Its a long term project and has been in the works since the 70s I believe. When the connector was built the MLK and Memorial bridges had extra supports built in so that they could eventually support the cap which would become the park. The state has spent years buying up the land in between memorial and mlk for the future park. I think they've acquire about half of it.

This parking deck is actually part of the capitol gateway park plan as it is intended to replace the parking deck which currently sits on capitol avenue between MLK and Memorial. Obviously, destruction of that deck is necessary if the park plan is ever to come to fruition. So I'm actually a fan of this parking deck being built. It means we are just one step closer to having a capitol mall!
