I think I see a food truck in the second picture, near the library. Not that that necessarily means anything, but I always thought that the civic plaza would be a great place for them, particularly since we don't have a ton of good, interesting restaurants in the city center area.

Hate to say it, but a video screen or two could help lighten up this planned plaza, or at least some form of lighting.

Will the restaurant have a large temporary patio? When visiting Europe I really love how restaurants expand onto the squares. Copenhaggen Square
It would be great to see the restaurants with this flexibility. It would be nice if there were a few restaurants around the square.

actually the restaurants patio is on the side of the building. Its likely do to the fact market street (the road right in front of the tower) will be put right up beside the tower

It all looks rather crisp and nice, and the highrise looks smarter than some of the bally-hooed projects in downtown Vancouver

Surrey's going to be to Vancouver what Bellevue is to Seattle. Wow. That's pretty stunning.

So what is the market street for? Temporary parking? Does it access the garage? I am guessing this is a street that can be closed except for service vehicles most of the time?

Thanks for your interest in our Three Civic Plaza project.
We agree entirely with your appreciation for activity spilling out from buildings particularly with restaurants.
We intend to create that same feeling here however the patio attached to the restaurant proposed for our development will be on the south (sunny) side of our building.
Given that there is a drive lane between our building and the plaza it will be more difficult for food services to be offered on the plaza but you may have noticed that they have been able to make that work in Europe too!
We intend to work closely with the City to keep the plaza a vibrant and active place and we’re hopeful that they would be open to allowing servers to cross the drive land from our building.

I'm pretty sure that Market Street is just a street, hopefully the beginning of an effort to densify the grid of roads downtown. It will also, I think, provide access to the underground parking lot. I imagine that it will be closed for major events though.

That's a nice idea. I just wonder if Surrey will become wealthier. Bellevue is a wealthy district, with upscale shopping, housing, and so forth.

bellevue was and still is the suburb of choice for the wealthier to move to.. and surrey is pretty much the opposite.. so I wouldn't expect that.

Wish they weren't putting this street right on the plaza. There'd be enough room for lobby/parking/loading access on the north and east side under the guideway (which already provides a great canopy). Should be pedestrian-only on the plaza side. The space really isn't all that big - it shouldn't be getting smaller to make room for a superfluous road...

The track is pretty much just above the base. As for the residential apartments they will be fine since the office is below them. but the first 2 maybe 3 floors of the hotel will be a bit louder but they'll like be the cheap rooms lol

That's what I thought. Geez, I hope this doesn't develop into a gritty, "ghetto-ish" kind of town centre with impressive buildings, but high-crime and all that goes with being a poor satellite city. Take Stockholm and look at Rinkeby and Tensta. Yikes !!!!!

I hate to say it, but that skytrain noise travels. It will bounce off the other highrises and hit open windows on the opposite side of the building. And noise travels up very efficiently.

Months ago, I talked to a guy who lives at Citygate. Used to live just a few floors up and then moved much higher in the building. He said the Skytrain was just as, if not more, noisy as it was being right across from it. Unscientific, but...

yeah my friend lived high up in a building at joyce and he said the train was really loud and he never opened his windows and even with them closed it was quite loud
