That was the point I was trying to make. The southern-end of downtown is very dead - even during the day. That's why I mentioned the need for a retail center to anchor the south.

Impressive stuff Comrade! I love the parking garages, and nice job with those add-in photo montages. I'ld love to see a reclad of the the parking garage. Maybe we could send a note to the owner.

What if the JCPenny building would tear up those trees and bushes and add in some retail space on Main Street? I always thought that area infront of their building was a waste of space.

As for the discussion about night time activity and pedestrian traffic in downtown I think it all depends on what time frame you are referring to. If you are referring to early evening between 6 and 7 then I think you are right, the only area with traffic is near City Creek and Gateway. My comments referring to a dozen or so people, on each street on most nights, and even more so on weekends, was referring to after 9 through about 1:30-2. For the way our downtown is spread out and our bars and restaurants are spread out, a dozen or so people on all streets is actually a fair amount of people. If Salt Lake had a club/bar/restaurant district/street then all those people on all those streets would be concentrated onto one street and it would compare to any other city around. Downtown Cleveland had two main streets with such options East 4th and West 6th, both those streets were busy most nights of the week, and packed on the weekends, however every other street in the downtown area was a ghost town.

While I would like a bar/club district in Salt Lake, I like the fact that you can walk on most any street in downtown, and there is always people walking someplace or doing something.

I think a lot of those pieces are starting to come together...but we're impatient. As more housing comes online, and more people do move downtown, we'll see more of it. It's already so much better than it was five years ago, and five years before that. I'm stupidly optimistic. Even though some kid just coffeed the hell out of my hands.

Well, a great place to increase housing in the CBD would be a highrise condo/apartment tower at the Carl's Jr. site, IMO. It's right across the street from the Gallivan Plaza, and residents could hang out on their balconies and watch the Gallivan Plaza events and such.

I agree, that would be a great spot. What about a mixed use development on that site? Something along the lines of commercial in the main part of the tower on the corner with a slightly slimmer tower on the Eat a Burger site and the small building just to it's north as residential. Have the office tower on the corner of State and 200 S be tall 480+ of course, stepped down to the west toward the parking ramp, then the residential tower on the other side of the ramp, corner of Regent and 200 S, could be tall again. The two buildings could have similar looks and finishes but distinctive enough to tell that one is commercial and one is residential.

I totally agree, I would love to see a development on the two parking lots near the Perry Hotel on West Temple/300 South, a wonderful community could be developed there with a row of nice retail along 300 S and residential above. Include a decent office tower and parking garage in the mix as well. It would be close to American towers as well as the Palladio and Broadway lofts. It would go along way to regenerating that area into a super cool downtown community with a touch of hip 9th and 9th about it.

Now I think about it, is 9th and 9th hipper than downtown? It shouldn't be..

It depends on what you consider hip. 9th and 9th has some unique places, yoga, bike shop, a couple of coffee shops, a gelato, The Tower, and some other unique restaurants. However it has no place to "hang out," it has no bar, it has no urban residential (such as condos or town homes), and it's only walkable for about a block in two directions.

So in my opinion no 9th and 9th is not more hip than downtown.

Not sure why the news keep talking about this when we are at least 40 years out of maybe having a NFL team here in Utah. there's a number of reasons why it's a pipe dream. 1. we are way too small. there's cities with more people living in them then we have in the whole state of Utah. 2. who's going to own the Team? we don't really have any billionairs living here who could afford a NFL team. 3. there's the whole playing games on sunday thing. However I am seeing more and more mormons shopping on sundays now a days so maybe this isn't as big of an issue then it was ten years ago. 4. Denver's monopoly over us. those bastards owners of the Denver Broncos will do whatever they can to not not allow us for ever having our own team. Plus we have too many bandwagon fans here who claim to be Broncos fans just because it's the closest team to us. Sorry but we are way too small to have our own team.

Yeah. No one is going to bring a team to Salt Lake until they have 100% confidence it can succeed playing on Sundays. Right now, there just isn't much evidence to suggest they will - and pointing to one Jazz playoff game where they sold out a 19,911 arena is not ample proof, unfortunately.

Not going to lie. In the block south of 400 s and between main and west temple....a project....far fetched as it may seem...like the cosmopolitan in las Vegas would be sooo awesome. I live the collection of buildings from the Aria to the Madarin. You don't even need to make is a mall. Especially with trax right there. But only in dreams.

It cost taxpayers $84 million, but residents weren’t disappointed with what has become an iconic gathering place and a source of community pride.

The building helps define Utah’s capital city and, some say, it started a new architectural era in Salt Lake City.
