Just to be clear: from R-->L:

Heritage, D condo, ?, (fort 2?), Fortress 1, ALT, WCC hotel, Glasshouse

does that sounds about correct? From this vantage point, where would CMHR be poking up from?


Also you said officially proposed; I was under the impression Fortress 2 would only be proposed after Fort 1 ROI or something along those lines was assessed, non?

Hey Biff, I hope you don't mind but I replaced the red squares with some buildings (typical "Vancouverism" style, borrowed from their skyline) and labelled them. If anything is wrong or missing please let me know and I will fix it up.

I like it, but only thing is Glass house and Alt, would be taller then the MB Hydro Tower and Raddison Hotel. This I did when you factor in floor to ceiling height in these buildings, not just number of floors. Same with Heritage and D Condos, should be taller as they are 24 plus stories, but the main floors on both are huge, and then they were to have 12 foot ceilings. So comparing how low the 1980s style crap we have, I would think in comparison they would be closer to our 3 tallest.

CentrePoint Podium is 5 storeys, a mech floor and 13 floors for Alt for 19 storeys.

CentrePoint Parkade is 5/6 storeys, and Glasshouse is 13 storeys for 19 storeys.

....even though the podium/parkade structures will have high floor to ceiling heights i doubt they will turn out taller than Hydro. I will get the exact heights but i think you will be disappointed. I gave the height previously for Heritage landing an if i remember it came in at like 297 ft. D Condo will be shorter.

Looks like work has started for a new tenant at the former Gabernicks/Juss Jazz/Peace Hills Trust location on Portage. Walking past this morning I noticed someone that looked like a tradespeson coming out of the closed site. There had previously been a rumor that a grocery store was intersted in taking over the entire main floor.

If I remember correctly, it'll be the same height as the Raddison.

It would be if the two graham lots and the one MPI lot further west constructed 900+ residential units. That's the equivalent to three 55 Nassau high rise buildings. (38 floors a piece)

Regardless of the current lack of or the future possibility of residential near the former Peace Hills location on Portage access for the type of deliveries typical of grocery stores seems to be severly restricted at that location. It would also be disappoint to see a relatively high profile location on Portage become a grocery which is unlike to bring traffic to the area, rather it would depend of people that are otherwise there for some other reason.

Biff if you could get those figures that would be really great. It would then put a true face on our new DT.

But I thought Glass and Alt were 24 and 25 stories when you added the lower section, have they reduced floors? And wasn't Heritage 27? I KNow Heritage keeps changing, but last time I looked it was 27. I could be off though.

Also what about the rumored 37 story one, that I think Viking sorta said was still going down?

Ah well, anything that replaces parking lots is good.

true but those are what..3-5 years from being built then occupied? what came forst, chicken or egg? find me a retailer that can build now and wait that long for enough shoppers to come around.

I see your point, but I must argue the fact that Zellers grocery is closing in March, all the residents on Broadway and the Fort Gary can easily still catch either the 1 or 2 Spirit bus and grocery shop at the location we are talking about. If you think about it, there is really not much residential around the Bay building except what's north of PP and it supported a grocery tenant for numerous of years. If a grocery tenant went on Portage and Fort, you'd have all the same customers Zellers had plus the exchange residents and all the business people who work at the 5 towers at P&M picking up a few things before heading home, not to mention the new Avenue apartments and soon to be Glasshouse.

imagin that a grocery store right off portage and main kool.

need no remind people theres 60 apartments right across the st theres the exchange not far away
the other projects mentioned... other stuff coming online and and it has onsite parking....

Excuse my ignorance, but what is this "Fortress" proposal? Seems very tall, and hasn't been mentioned at all in the Canada section.
