350 Concession Street/ Imperial350 /9 Floors /Conversion

Hey Guys
I was out taking a walk last week and noticed a sign going up for this. I only posted now as I couldn't remember the site address.

I Live in the area and welcome this, I hope this is a begining of a trend along concession street!

I hope there's more of these in the future.

I kinda prefer older buildings converted into condos. Older buildings has more spacious rooms.

They are finishing up on two units and it should be revealed soon.

Exterior renovation to commence in the Spring.

BTW this is being done by Effort Trust. They own vast majority of apartments in Hamilton so this may just be the beginning for Effort Trust.

Effort Trust has been renovating a lot of it's buildings in Stoney Creek for the past few years. Not quite to the extent of the Imperial350, but they have been getting all new landscaping, windows, new balconies with glass railings instead if the hideous white panels, and interior work has been done. There is a huge renovation going on right now at this building on King St E in between Nash Rd S and Quigley Rd.

When we first moved here I had not heard of Effort Trust, and saw that name all over the place. There are some truly brutal buildings managed or owned by that company, one of which is on the south side of Main, east of John I think.

Exterior shows nice change,but unfortunately it is only smoke and mirrors by Effort Trust as the interior has very poor workmanship and sub par materials to which any future Buyer here will have to rectify thru increased condo fees and special assessments.

350 Concession

Both model suites on 9th floor are being redone due to water leaks in the ceiling. Roof is not being fixed, just a quick patch up.

Sorry for playing the Devils advocate but at $189,900 starting price for a 600 sq.ft. bachelor suite, this is approx. $300 per sq ft. making top floor units around $350,000 to $370,000.Stupid & Crazy.
And NO WARRANTIES. Have to be brainless to pay those prices for a conversion.
Better off to go to Summit on mountain brow and buy brand new with warranties. Now thats a sharp building!!

They've talked about doing a conversion on my building on St. Joseph's Drive. Decent place to rent, but it would be horrible to buy. 35 year old apartment buildings that get converted are going to be a train wreck.

There are so many buildings in the city that would benefit from similar treatment. I think there's actually a lot of potential for apartment blocks that went up in the 1960s-70s; the worry being loss of rental stock and pushing out people who can't afford to live anywhere else (40-50 year-old rentals still require major expensive upgrades - pipes, heating systems, windows, electrical... makes sense to spruce up the building a bit too if doing all that)

I'd love to know how much they invested in this.
