I don't know why, but I've always disliked the pedestrianization of Times Square. Perhaps I just grew accustomed to people packed on to the sidewalk.

City Planning Commission Approves Hudson Square Rezoning
Wednesday, January 23, 2013, by Jessica Dailey

"...The approved plan calls for slightly shorter buildings, capping the height at 290 feet.

Although the building heights have been reduced, some other desires of the local community board were not incorporated as part of the plan. CB2 recommended that the neighboring South Village be landmarked so as to protect is from any development overflow and economic pressure to build up. Even the city's environmental assessment found that the rezoning could have adverse effects on the un-landmarked South Village, but creating a historic district was not included in the rezoning amendments..."

Good news for fans of Walker Tower and its architect, Ralph Walker: the other Walker-designed Verizon tower headed for a condo conversion, 435 West 50th Street, just got another cash infusion. The building has received a $45 million construction loan from some banks ready to get back into Manhattan real estate lending. Condo sales will launch sometime in 2013, and the pricing will be as high for Hell's Kitchen as Walker Tower's was for Chelsea.

13-Story Apartment Building Coming to Empty East Houston Lot
Friday, January 25, 2013, by Jessica Dailey

"A new 78-unit residential complex is set to rise 13 stories on an empty lot at East Houston and Ridge Streets, the LoDown reports. The land—327-329 East Houston, 331 East Houston, and 163 Ridge Street—sold last summer to a developer for $12.4 million. Halpern Real Estate Ventures is behind the project and Stephen B. Jacobs Group is the architect..."

Renderings Unveiled for Toll Brothers' 160 East 22nd Street
Friday, January 25, 2013, by Sara Polsky

"The signage at 160 East 22nd Street is rather cagey about the building's look, revealing only a fragment of an architectural detail. So the full rendering, above, was a particularly welcome arrival to the Curbed inbox. The 21-story building, on the lot where Kaish & Taub once planned The Thing That Ate Gramercy, will have 81 condo units. The pricing hasn't been finalized yet, but reps tell us the building will hit the market next month..."

More fill in Chelsea. No renderings.

Baron of Bond Street Reveals New West Chelsea Project
Monday, January 28, 2013, by Sara Polsky

"Developer Adam Gordon is known for beautiful redevelopments of Manhattan properties, including 54 Bond Street, 26 West 76th Street, and 60 Jane Street. Now he's trying something new—a ground-up condominium at 560 West 24th Street, next to Annabelle Selldorf's Sky Garage and 200 Eleventh Avenue. Gordon and Tavros Capital Partners, his partner on the project, closed on the site around Thanksgiving of 2011, and construction is now well underway, with the building scheduled to be finished around April of next year. As usual, Gordon is working with architect Steven Harris—in fact, the project will be Harris's first-ever ground-up condo project...

... The building will have eight full-floor and duplex apartments at an average of 3,300 square feet, and if that size sounds family friendly, that's what Gordon and Dov Barnett of Tavros are hoping for..."

This is part of the infamous Con Ed site, I don't know if there's a thread for, hopefully Solow uses some of the funds from the sale to get the other part of the site going. What it was set to look like originally:

Solow sells $200M plot to JDS
Full-block parcel overlooks East River in Manhattan, JDS plans apartment towers
January 30, 2013 09:30AM

"In one of the largest land deals in years, Sheldon Solow has reached an agreement with a consortium led by JDS Development Group to sell a parcel of land overlooking the East River for roughly $200 million, the Wall Street Journal reported.

The full-block piece of land is zoned for residential use, and sources told the Journal that JDS intends to build a 37-story tower and a 47-story tower on the site, with a total of more than 830 units...

... The parcel being sold is the smaller of two plots totaling nine acres that Solow bought in 2005 from Con Edison for $630 million..."

I always thought it would be AMAZING to develop this site with high rise residential structures.... AND the world's largest Aquarium. The NY Aquarium is suffering after Hurricane Sandy..... the site is big enough to host a new gigantic aquarium and residential high rises. Plus... a little assistance from the city would boost the site's development potential. They could even forego a parking structure since it would be walking distance from buses and eventually from the new 2nd Ave subway line. Also... being close to the river has appeal and it's also walking distance from another huge visitor site (the UN complex).

What do folks think????

The NYC Aquarium is already getting a giant expansion. There's no way they're moving to Manhattan, especially considering all the space it currently covers.

There are like five major aquariums within 90 miles or so of Manhattan (NY Aquarium, Long Island Aquarium, NJ Aquarium, Norwalk Aquarium and Mystic Aquarium). There's a sixth coming to that Meadowlands megamall. I mean, how many more do you need?

I also don't get the rest of your proposals. Why would we use taxpayer dollars on this area, when private developers are already paying the city big bucks for the privilege of developing here (they're already paying for a new school and new parkland). And I'm not aware of any parking structure planned for the area. The city doesn't allow parking as of right in Manhattan, and rarely even allow underground parking. I can't remember the last time a surface parking structure was built anywhere in Manhattan.

Took the High Line on way uptown this morning, anyone have any idea what is U/C in the foreground? The photo is taken from that little bench area at the current end of the High Line at 30th St. For a bit more reference, Avalon West Chelsea's crane is the black one in the background and the structure can be seen slightly, as it's one block south.

Side note, this whole area is cranes. The two that are visible, Related's rental is slightly to the left, and the HY with all the 7 train extension work and Related's HY to the right. It's nuts.

^^I forgot the name but it is suppose to be 10-15 stories, glassy, and boxy, and tell me about it the entire west side seems to be under construction.

Agreed, so much construction in this area. I passed that building as well. I believe its an affordable housing project done by Related. Interesting they are using steel and prefab concrete decking.

^ If nice materials are used, that could be interesting. If not, it could turn out pretty badly.

This building below looks way better than the rendering. It's turning really nicely in my opinion, and in the rendering, the new New School Building is directly to the left.

The original pre 2008 5 Franklin Place has a thread somewhere, but a teaser rendering for the new design.

Thanks to Woonsocket54 on SSC for the photos of Two Sutton Place North, no idea if this has a thread, and I am sad to report that the first of two new Kauffman hotels on Canal and Hudson looks like it's starting. Active pilling machines have been on site for a few weeks.
