I expected the Hollywood Theater units to be worse. So far, I guess it's not that bad. I still think the city could have done better, but something I guess is better than nothing.

It's a shame they couldn't have set back the corner closest to the Hollywood Theater on all floors rather than just the top, but other than that, this looks like it could be ok.

New Seasons to be anchor tenant at Northeast Portland's Grant Park Village development

The mystery anchor tenant at the proposed Grant Park Village in Northeast Portland is New Seasons, the locally owned grocery store chain announced today.

The new location, which is expected to open in fall 2014, will occupy 34,500 square feet in the development at Broadway and Northeast 32nd Avenue.

It will employ 150 and be part of the first phase of construction. About 200 apartments, several smaller stores and a parking structure will round out the development.

Lisa Sedlar, New Seasons president and CEO, said in the news release: “This is an ideal site for us, as it sits at the intersection of great neighborhoods, schools, parks, bike routes and transit, and it will be a perfect complement to our Concordia and Hawthorne stores.”

Capstone Partners is developing the land and will host a tour of the five-acre site Saturday from 9 to 11 a.m.

The Grant Park Village development comes as neighboring Fred Meyer is undergoing a massive renovation and expansion that is expected to be completed in November. Meanwhile, neighborhood groups in Grant Park, Laurelhurst and Sullivan's Gulch have been working with Capstone Partners to discuss potential issues the development could bring, such as traffic.

I'm really glad to see redevelopment of this lot go forward. It'll change that area of Broadway dramatically.

I just noticed a trifecta of infill projects underway along MLK just south of Fremont. The biggest is the previously discussed Elliot Housing by Innovative Housing. It will be five stories, 50 units with a bit of retail. The next is at Monroe and MLK (2929 MLK) will be 5 stories with 46 units. The last is the first of what looks to be two Mark Madden ekoHAUS (gross name) projects. It will be 2 stories with 14 units with the second to at 3225 MLK to be the same. There is another project under review for the corner of Failing and Garfield just off MLK that would be four stories with 33 units. Nothing remarkable, but 134 (maybe 167) new apartments is a real shot in the arm for a street that has struggled as neighboring streets like Alberta, Williams and Mississippi have thrived. There is one stretch just north of Fremont that seems to have a retail area coming together but more new development/residents could really help the area out. I would love for MLK (and Interstate) to one day be more than just an arterial and be one of Portland's great streets.

mlk north of fremont and south of skidmore has quietly become a pretty well serviced area. plenty of nice places to eat/drink/coffee as well as basic services like a hardware store, medical offices, etc.

the residential zone directly to the west of mlk and east of fremont is a nice spot, undervalued i think. at least for now. once that new seasons comes in...

Infill project next to the Hollywood coming along. I know everyone was worried about this project obscuring the view of the theater.... doesn't seem to be too much of a problem.

Also it looks like Atomic Pizza is opening up a location in the far east side of the Hollywood theater building. I always though it was a shame that they were using that space as an office. Glad to see it filled, and especially by a food joint. Now there will be a place to get munchies directly next to the theater while you wait for the show.

Sandy especially through Hollywood needs to go on a road diet and make it more main street-like... slow the traffic, allow left turns, more pedestrian friendly. Hollywood business district has put itself at a disadvantage to facilitate easier and rapid movement of automobiles to far flung retail competition.

Then again this is the story of Burnside, Powell, NE MLK, Macadam, SE Grand/MLK... sacrificing the viability and urbanity of inner urban neighborhoods through auto centric street design to make it easier for vehicles to get to the suburbs to shop, live, work.

I wonder what the final layout of that will be? With 222 units that might really fill in that area along I-84.

looking at the map, i don't see how something that size could go there without knocking down a bunch of old houses.

Yep, looks like 4 houses would go.


Unless they do an awkward skinny L shape? It could go behind those houses. I don't know if that's even possible given that it's on a hill sloping downwards.

No, those 4 houses are on Multnomah, they are not a part of this site. 1115 NE 21st is a vacant lot with over 200' of street frontage, hardly awkward or skinny. As big as this site is, I expect it'll probably be a series of 5-6 story buildings (wood framed over a concrete ground floor).

The adjacent houses along Multnomah are all owned by E. John Rumpakis, so I wouldn't be surprised if they are proposed to be removed for this project.
