Hollywood has rolled up its red carpet and dropped in Utah! The Sundance Film Festival has begun! It a great spotlight for SLC and Park City, and plays a huge role in dumping Millions into our Economy and spurs further development every year, especially from celebs coming here and building homes and businesses like the Chalk garden Downtown! Can't wait for the day UTA builds a Trax line from Salt Lake City International to PC! One could then fly from LAX to SLC and then take the train to PC if they wanted.

I've lost track now of how many 'Ski Park City' commercials are running here in So. Cal. these past couple of months. There's at least a half dozen different spots, all are very well done, and running continually. I think certain large markets in the U.S. must have 'Ski Salt Lake City' firmly engrained in their brains by now.

I think Sundance brings a lot of outsiders and perverts into our wholesome state, and I don't welcome such a disreputable lot. A lot of their movies are mere 🞵🞵🞵🞵🞵🞵🞵🞵🞵🞵🞵, under the guise of 'art' films. I hear a lot of them are liberals and homosexuals and communists, and that they hate America. We need to make it harder to for people to get liquor, so that immoral celebrities and sinful show-biz producers stop coming here to defile our children.

I was at a party not too far from the Bonneville Condo Tower and it got me thinking - why isn't there a push for high-rise living outside downtown? It seems there was toward the end of the last century, namely between the 1960s and 80s, but it kinda just abruptly stopped in the 80s. Why? Even the condos we see being developed today outside downtown, namely in the eastern part of the city, are only a few stories ... with nothing over ten stories.

The only real sizable high-rise residential tower built outside the city center that I can think of recently was the Parc at the Gateway. Nothing since and no concrete proposals.

Any reason for this? Has the city and developers just decided Salt Lake isn't much of a high-rise city? Did we oversaturate the market between the 60s and the 80s and therefore, it's not needed anymore? I mean, we've got a significant amount of ten-story residential buildings outside downtown ... but they all are dated.

It'd be really cool if we could see the same type of growth we experienced back then ... just with more modern residential high-rises.

so it looks like that the Boyer company just purchases the former Questar building on 100 south.

It would be nice if you could duplicate the above picture without the fence and other construction barriers (if any) now that they're gone. You'd have to get the light just right. I'd use it for wallpaper.

The Chalk Garden concept was developed by the Barnard family and is simply co-owed by Ty Burrell. The original Chalk Garden opened in 1959 by Barnards father and closed when Gateway opened, but the son, now that owner of the Co-op, branched out in the early 90's and created JMR.

Burrell is involved because Barnard is co-owner of Bar X, and they obviously like the business relationship. I would venture to guess that Chalk Garden co-op would still have opened even without Burrell being involved.

While I am not trying to discount the influence of Sundance, I don't want to give it to much credit either.

As for Trax to PC, I really doubt that will ever happen, for many reasons. 1) they barely opened up a cooperative agreement with the PC transit company and UTA to do a commuter shuttle last year. 2) UTA doesn't have taxing benefits in Summit County 3) Trax could not ascend the grade of Parley's. 4) Unless it was elevated above the freeway, I don't see that there would be a place to construct it.
Those are just a few I came up with off the top of my head. FrontRunner could handle the grade, but I don't see it as beneficial, because once again, where do they put it, and secondly is there really enough demand throughout the year?

As SLC Projects mentioned, The Boyer Company is purchasing the old Questar building. Here is quote from the SLTrib article:

The photo quality isn't great, but this is the new 7-11 on the north-west corner of 900 E 400 S, it is replacing an old gas station. It's not fantastic but I like that it is right on the corner and I like the diagonal door on the corner.

Delts, I am planning on getting back downtown to get more shots. I just bought a new camera and am excited to try it out. I am currently planning on going downtown next weekend for some more shots to test out the camera. Life has been really busy and hectic and I have put our downtown photos on the back burner. However, I have been really itching to get back down there again and take more photos. I am heading to NYC in May for some fun with my wife and my camera is coming along with me. I feel like I am making a trip to Skyscraper Mecca.

Certainly much nicer than the old 7-11 models. So I guess that's right across the street from the new IHC. Hopefully, they'll get going on the large residential complex on the south side of 400 S. & 900 E. soon. That will make for a decent buildup for that intersection, which definitely is called for.

I would guess that Boyer isn't going to be building the new office building on the SE corner of 100 S and 200 E, now that they own the former Questar building across the street. I'm not really sad that they aren't, because I didn't like the height or the design of the proposal.

As for the vacant land there is a plethora of land to the south of the building, actually the entire middle of that block from State to 200 E is vacant. I would really like to see and E/W mid block street created between State and 2nd E. Even with a new E/W street hugging the back of the parking stucture on 2nd South, there would still be enough room to expand the former Questar building.

I'd even like to see a new N/S street from 200 S to the above mentioned E/W street. Possibly just a east of the tower on the NE corner of 2nd S and State, or they could even fit a one one street between the parking garage at about 145 east and the small little one story building just to the west, it could be an extension of Floral St across 200 S, or the third option and truly a mid block street would be to demolish the "audio works" building just west of Bar X and put it through there, that would be an extension of Edison St to the south.

Something along these lines.
Turquoise would be E/W alignment and the preferred N/S alignment but would require demolition of the "Audio Works" building. These would have one lane of traffic in each direction and parallel parking on each side. If that N/S alignment didn't work, then one of the green N/S options. Red is Bar X

Maybe SLC needs to declare eminent domain and build the streets on their own. That could be seen as an economic development purpose.

There just hasn't been a market for that type of density. With the suburbs of Salt Lake nearly filled now there should be more projects like that and more infill in general around the valley. Areas like Sugarhouse and around Liberty Park would be nice places to see higher-rise residential.

I wouldn't think Boyer would not continue to build just because they bought the building across the street. This gives no indication of that.

I have no doubt that's a big reason, though, ironically, these developments were constructed during the period where Salt Lake City lost a great deal of its population to the suburbs. Since the 80s ended and people moved back into the city in the 90s and 00s, high-rise residential development has been rather scarce.
