I've seen the "Dannyland" development map and its going to be developed much like any other major neighbourhood development except with some finer touches. The development will include a new industrial park as well as two commercial districts along the major highway access routes (ie. Pitts and Trans Canada). It will also include locations for a number of schools as well as smaller parks. There is a significant portion of the area that is off limits due to NavCanada restrictions so that will remain as a protected area. One interesting point about the development is that the residential aspect is very diverse ranging from your standard "affordable" housing, mixed low/med denisty housing, all the way up to excutive estate housing (which is extremely expensive).

I know...Look at the area of buildings compared to the areas of parking lot. Such a waste of land...makes me sick actually and kind of mad.

so nothing inovative? would you say the commercial area is more in line with dartmouth crossing? than say stavanger? didn't happen to see any retail names did you?

any higher density residential?

Nope its only a planning map to display how the layout will go. It certainly has more appeal than say Kenmount Terrace but its still mostly residential (granted a wide variety of residential type) with commercial/industry pushed to the fringes. Of course I should say that with such a large development anything is liable to change.

Is it the best it could be? No but it certainly could be worst.

ya the scale wouldn't allow for that type of detail. I hope it has a better layout than stavanger (god I hate that road).

It looks like there is a small block somewhat similar to the image you posted from Dartmouth Crossing (i.e, row of attached buildings without massive sprawling parking lots).

Im not sure a parkade would be necessary for an area like that. If thats the current plan, its not terrible. I don't mind a number of businesses being serviced by a larger single parking area, instead of 10-15 buildings each with their own parking lot and access to the main road.

You're right, it is a significant step up. I hadn't noticed that.

But I'd still prefer a parkade. I'd much rather we always have a parkade instead of a surface parking lot. They'd take up so much less space.

Oh for sure! I'd prefer a parkade too but in most cases in a case like this its impractical. The expense of building it would need to be cost shared among the tenants as the property is not a single business. What I would really like to see is that if they are going to make a larger surface lot, make it walkable with nice landscape features.

When I was in orlando they had an out door mall with a large surface lot, but it was developed in such a way that walking the lot didn't feel like a dingy parking surface. It was landscaped with trees and nicer walkways with benches etc...

I feel like doing this everytime I have to use long term parking at the airport. Especially while pushing a cart with 2-3 large bags through the wind and snow to my car which is about 500 meters away from the entrance, to find that the snow in the lanes has plowed blocking my car behind 2 feet of a snow/ice wall.

This is what needs to be done, IMO. For only a few tenants, a parkade wouldn't be financially viable. While I agree that it would definitely be more beautiful, I think it would make tenants less interested in moving there, in favor of something with cheaper parking. I don't think this sort of area will see the traffic that could warrant a parkade. Essentially, it will likely split the group the currently visits Kelsey Drive / Mount Pearl, meaning less traffic at both places (and less traffic in Southlands).

But a basic surface lot, with nothing but concrete, should be avoided if possible.

All but two members of St. John's city council voted Monday evening against an information session on a controversial plan to seal off a high-profile section of the city's harbourfront.

The St. John's Port Authority plans to erect a permanent security fence along Harbour Drive, covering several piers that are currently open to public access.

Deputy Mayor Shannie Duff introduced a motion for the port authority to hold a public information session on the issue.

But Duff's motion was defeated in a 9-2 vote. Coun. Sheilagh O'Leary was the only other councillor that supported the move.

Revelations that the fence would include a permanent block to public access for a lengthy stretch of the harbourfront ignited a sharp reaction, including from Republic of Doyle star Allan Hawco, who used social media to draw attention to the fence and city council's decision to pay for half of it....

I'm sure i heard my boss saying if we get our contracts renewed with our major client that we will be building a new facility in the new southlands industrial development and we need 50+ acres at least
