I still think it's a crime that the tiny Tim Horton's was built. Hopefully whatever goest in between it and the Music Education Centre will at least be two storeys and not 80% parking lot. Terminal could be an awesome street.. <sigh>

I spent probably over an hour on the MCMP website today. I really like the majority of their work.

Couple of projects outside the core.

5658 Victoria Drive

Quote:
Matthew Cheng Architect Inc. has submitted a revised application to the City of Vancouver to rezone 5658 Victoria Drive from C-2 (Commercial) District to CD-1 (Comprehensive Development) District. The proposal is for a 6-storey, mixed-use building with commercial retail space at ground level and 28 residential rental suites on upper floors. The proposal includes a floor space ratio (FSR) of 3.65, a height of 62 ft. (18.9 m), a total floor area of 30,221 sq. ft. (2 807.5 m²), and 22 parking spaces.

Wish I had something good to say about this project, but I don't. A shame for a potential 6 storey building surrounded by lower buildings not to do more with itself. It especially hurts as this property was once held by my father. Hopefully it's improved before proceeding.

970 Union Street

Quote:
Joe Wai Architect Inc. has applied to the City of Vancouver to amend the existing CD-1 (505), By-law No. 10306 at 970 Union Street. The amendment is for the renovation/addition of an existing multi-level care facility to meet current Vancouver Coastal Health Guidelines and requirements:

enlargement of the existing 137 bedrooms (188 beds) and adding new bedrooms, to total 200 bedrooms (225 beds);
enhancing washroom accessibility;
creating a Special Care unit;
grouping of the units with satellite dining and lounge areas;
enlargement of common space as required

The proposal includes a floor space ratio (FSR) increase from 1.7 to 3.0, an increase in height from 11.3 m to 32.2 m, and a total of 28 off-street parking stalls and 1 loading bay.

the union street tower will look really neat out there at ~10 stories, if done well, it could really serve to mark the transition from clark st industrial to strathcona, poking up above the rest. and certainly it looks to do so better than the mostly obscured blank walls of the current building.

Another upcoming project in Mt Pleasant.

2290 MAIN ST
Mixed-Use Development (9-storey)

Applicant Contact: Arno Matis Architecture
Project: 6975 Proposed

Short on details and looking at the Architect's site it only shows a preliminary massing sketch.

Awesome! Thanks for noticing that.

The car dealership has been closed for months but the lot recently started filling up with cars...maybe it's being used as temporary storage for one of the other used car dealers nearby?

The Victoria Drive project looks like typical in-fill that's also being developed along Kingsway.

Only 55 units? Am I confusing this with another project in the same area that had high density condo towers, etc (Shannon Mews)?

Phase One is the eastern half of the site, right? So the address (Adera at 57th) is a bit off. I'm curious about a couple of other things too: the name has changed and I'm not sure why. The new name doesn't seem to fit. Also, how watered down did this development end up with all the community backlash over the proprosed site plan, densities, height, massing, etc?

It will be nice to see that stretch of Main get built out, it's kind of a dead zone right now but with so much potential being so close to Main and Broadway and all that.

The combination of that car dealership site and the "City Centre Motel" across Main St. currently signal the northern limit of the Mt Pleasant shopping area. It'll be nice to have it extended northwards.
