These bulges are on both sides of the station - and the development integration could have easily occurred with Park Place. Also, same way, the proposed huge tower at Surrey Central could play with an integration with the station mezzanine but it looks like there will be nothing.
Good point - pedestrians headed to the complex may be run over by the LRT.

It's a bit odd, too, since PCI, same developer as this, DOES have an integrated plan for Marine Gateway.

Gateway Station in Surrey is also directly connected to Gateway Tower, so there is some precedent in Surrey - though that was built almost 20 years ago.

wouldn't that just be a problem for the faregates though having to install even more? and manage all the people using multiple entrances/exits

How about all the people causing a boom for local businesses who can set up on the same level and benefit from easy access and high foot traffic?

Have you not seen the awesome example of this already in New Westminster? I get tired of this idea that SkyTrain stations are to be separate buildings and that only. The station and that elevated balcony level of sorts are pretty much on the same level in the shot o_o a bridge over the conceptual LRT tracks opens up a world of possibilities.

Forget just the examples here, let's look at where else there are some serious examples of rapid transit station integration into local businesses. Tokyo....

Anime & culture cafes located right under an elevated train station, and probably integrated into station entranceways.

Here's a more extreme example: a complete convenience store, smack dab in the middle of a subway platform (I guess it's similar to that flower shop at Granville, but right in the "fare paid zone"

I found some additional photos that I hadn't seen before on PCI's website. They also describe the pedestrian zone/plaza that will form between the development and the Coast Capital building...

Thanks.
The corner of the podium is differnet in those renders - the awkward stair to the podium roof is gone, the angle of the wall is inverted and an awkward narrow doorway is in its place.
The write-up describes up to 3 rapid transit lines - so the plaza looks to still be a reserved RoW for LRT.
The Cpast Capital Building doesn't look to have much retail in it, so I'm wondering whether this will actually have enough retail to be a "power centre".

The Coast Capital building does seem to have retail along the skytrain guideway side and on the plaza side.

It also seems that they've gone back to 3 residential towers, instead of 4. They look pretty damn tall as well. Must be about 45 stories each.

Interesting proposal, it's a shame about the timing though. While others might disagree and want to see this built as soon as possible, I feel Surrey would acutual benefit longer term if it were postponed 3-4yrs until after Marine Gateway opens and see what kinks they encounter there and then alter this design accordingly. For such a key location it's important to get it just right.

Looks like a large part (half?) of the office building base will be a Coast Capital Saving branch.

That side of the project also doesn't seem to have the high ceiling, 2-storey retail element that we've (sort of) become used to seeing - i.e. The Rise, Marine Gateway.

The major 2-storey retail seems like it will only be on the south side of the project (semi-circular opening to the plaza), but it will also have a small office tower taking up some of that floorplate.

It seems like the mixed use aspect has been dumbed down for the office building.

While I'm iffy on my take on the building design, I have to admit that it's miles above what's currently on that site

Plus, three more 45+ towers? So. Much. WANT!

I really do hope that that weird man in a dog suit isn't included with this proposal

This seriously needs to be built A.S.A.P.! I can't believe that there will be a time where that hideous park & ride + sleazy motel won't be on king george.
Does anyone have any ideas as to what will happen to the P&R at King George station? Would translink just build another one somewhere else, or would they pursue an underground option? Or would they just expect the users of it to go to scott road station instead?

I like how dense those three towers in the background look like. It looks like a massive mini-cluster (at least from these angles)!

I would say they are likely the same distances as the park place/infinity tower. There is more space on that side of the skytrain don't forget.

Also i like the thought of a new crossing bu the skytrain station I gotta say. Although it looks as if where the road will be has changed between the 2 photos. The new one looks to line up with 98 a ave now.

Originally Surrey was working with the planners of holland pointe to line up at 98b ave. Guess we can assume that one isnt going through if they go this way.

So something else I just realized in the pictures it looks like it is going with 3 office towers. I really hope all 3 happen as Central is in need of some more office tower space.
