First-rate! Reminds me of West Pender Place, perhaps with a dash of Ryerson University's Student Centre (below, under construction).

To correct my original post, I confirmed: It will be the first +/-3,250 units built in the Capstan planning area at an amount of $7,800 per unit. = $25,000,000 (trigger point) to fund the estimated cost of building the Capstan Station. Translink estimates this station will be built in about 15 years..

Wow - that Cressey project looks fantastic! If the finished product is anything like the rendering, we'll have a nice toss-up between it, the Sovereign, and 3 Civic Plaza for the most "urban"-feeling suburban project. If only they had put half as much effort into their "M" towers in Coquitlam...

So Coast Capital is moving their headquarters to Surrey. Is this the start of a new trend?

Isn't their current headquarters already in Surrey?

Yes, their HQ is located at 15117 - 101 Avenue in Guildford. (http://goo.gl/maps/jHCoF)

In related news, a good sized office building in Guildford will be available for lease in a few years' time.

Yeah it does look like office space, something the area definitely needs.

As long as it's curtainwall glazing it should end up pretty damn nice. I don't see any spandrel depicted in the rendering except for those few white panels so fingers crossed.

Richmond Walmart shopping centre not a done deal; city council has major concerns over connector road issues

By Alan Campbell, Richmond NEWS
December 19, 2012

It may have taken almost ten years to get this far, but a new 14-acre open-air shopping centre anchored by Walmart is not a foregone conclusion in Richmond.

Plans for the city’s latest major shopping mall – between Alexandra Road and Alderbridge Way at Garden City Road – were designed to create a West Cambie urban village centre, or “Garden at Central City” as it would be known.

The proposal was finally presented to city council’s planning committee Tuesday afternoon, during a lengthy three-hour meeting.

A major stumbling block, however, arrived when city councillors stalled on the staff assertion that the realignment of an Alexandra and Leslie connector road was “critical” to the development and that the applicant is responsible for any improvements needed.

Project proponent SmartCentres has been unable to buy the five properties vital for construction of the connector road and has proposed, instead, a north-south “High Street” running down the middle of the development, linking Alexandra and Alderbridge, and improvements to surrounding intersections.

Such measures, labeled as “second best alternative” by city staff, will suffice for around ten years, by which time they say the original connector road will almost certainly have to be in place.

Any chance they can find a location closer to the Canada Line and build a more urban project?

(It's a bit like Richmond's desire to build a convention centre on the Garden City Lands - it's too far from the core...

can't see anything closer to the canada line. they already have lansdowne mall there, aberdeen, as well as richmond centre at the end of the c-line.

unless maybe closer to river rock casino area?

I was thinking either near River Rock or near Aberdeen or Alderbridge west of No. 3 Rd. - in the industrial warehouse area. Condo developers seem to be encroaching into that area - retail could too.

Smart Centre's already own the land here on Alexandra so it's a bit more complex than just picking up and finding a new location. They have already begun pre-loading the site too. They are just going to have to — it up and pay out the one holdout and build the road.

the rona store has been sitting empty for a while now - its not too far from the casino - its probably too small for what walmart would want but it would be a good start

A view to the northwest of Polygon’s proposed Mueller Towers in north City Centre.

Cambie Field to make way for towers

By Matthew Hoekstra - Richmond Review
Published: December 19, 2012 10:00 AM
Updated: December 19, 2012 5:14 PM

A little known City Centre park in Richmond will be relocated and the land overtaken by three 16-storey towers, if city council approves a new development proposal.

Polygon Development 192 Ltd. has applied to rezone five lots bounded by Hazelbridge Way, Cambie Road and Brown Road and build 528 homes in a project known as Mueller Towers. Comprising the 3.5-hectare (8.5-acre) L-shaped site is the city-owned Cambie Field—a somewhat hidden playing field off of Sexsmith Road—along with a parking lot and former tree farm.

The developer intends to build on the park site and relocate an expanded park to the corner of Hazelbridge Way and Cambie Road.

At 1.6 hectares (four acres), the park would be the largest of five envisioned for the area, known as Capstan Village, and be located one block from Aberdeen Station.

...

“This will be enhanced by the west tower’s distinctive flat iron shape and public art, which may take the form of a light sculpture running along the west side of the park and up the face of the project’s west tower,” said Carter-Huffman in her report.

If approved, the developer will be the third to contribute cash toward a new Canada Line station at Capstan Way. City hall is seeking to raise $25 million from developers to build the station by levying a fee of $7,800 per dwelling. Construction of the station is expected to begin within 15 years if enough cash can be secured.
