Word on the street is that the A&W at Station Square is closing the first week of January.

From what I've heard MT III has one decent sized tenant but is empty other than that. vacancy rates in the burbs are still a little too high to warrant too much more major office activity, but this isn't my market so I might be a bit out of the loop.

Thanks.
Station Square will at least give the illusion of a street wall down Kingsway (viewed from the west).

Ok. I thought there were five trees along there but maybe I was mistaken.

I guess they don't really have a choice. It really looks like the developer is ready to close down the whole area including the parkage building. There was survey marks drawn on the ground around the parkage building. With the closure of almost all shops, there is no need for the parking space. A tree on the south side of the parkage building also got cut down.

You might be right. The tree base was removed very quickly and the plot area has already been refilled with concrete. Also temporary fence has been replaced by permanent fence. Looks like the preparation work for site evacuation has started.

Ok, I am kind of embarrassed to post this video, but over the last few years I have gone back to school and I have almost got my GIS degree.

I made this video of Station Square for my 3D geovisualization project.

Please do not be too critical, it is my first go at programs such as SketchUp.

All the towers were created by me, except for the Metro Tower 1 and 2, and Metropolis.

I had limited time so most of the buildings are just rough shapes (general to their dimensions) although their heights are correct.

The first phase of Station Square is pretty close to being accurate, based off of official schematics, the other towers are just general to their renderings.

The 4 towers after phase one have their heights estimated via phase 1's floor heights (same podium height, same floor height, and same crown height as phase 1). This project therefore has the potential to have 3 towers over 150 meters, the tallest potentially reaching 183 meters.

Here it is:

Thanks for putting that together. I don't suppose you can make a complete future skyline for Metrotown? That'd be interesting to see as well.

Superb video! Thanks for posting!

Some of the fly-arounds were a bit too fast for my taste (had to pause several times) and the video qould be 720p. Other than that absolutely great work!

Please be sure to post your video also to the Canada section. Metrotown is one suburbian town center to behold!

Thanks so much guys! I want to make more of these for fun now (including a vision for a new George Massey Bridge). Also, I hope to further refine some of the existing towers I rushed for my school project deadline.

Unfortunately the program does not allow me to control the zoom speed (at least from my knowledge so far) and the video rendering aspect of it is not the best.

I also have many still images I may post as well, including ones with these models in Google Earth.

Outstanding. Though I have a beef with that "297" new cars bit. Couldn't just three more people drive to make it an even 300? Yeesh, don't those people understand why nice, round numbers are so much easier???

You should do one for Central City in Surrey next. With 3 Civic Plaza going up soon, it'll need some new modelling...

Central City would be terrific to see modeled as I for one have troubles imagining how urban the whole area will look like once all the U/C and proposed buildings are in place.

Great job, Metro-One. It's one thing to do 3D models of the buildings and to situate them in the neighbourhood. It's a whole other level of sophistication to visualize the transportation impact that the project will have. Using SkyTrain cars and block after block of automobiles is very effective.

The following businesses have posted notice for permanent closure:

Save-On-Foods last day Dec 29, 2012
A&W last day Dec 31, 2012
Dollarama last day Dec 24, 2012
Optical shop will move to other Burnaby location
smArt Framing is having a Closure Sale

The closure of Dollarama is a surprise to me. Is that area included in the redevelopment plan?

Also Save-On-Foods Pharmacy is now open. The new location seems to be quite small.

I wonder if the completion of Station Square, with other amenities added (including a real street scene), including a substantive business / office component, could push Metrotown up to an equivalent of Bellevue, Washington?
Bellevue seems sleeker, more cohesive, more urbane. Can we hope for the same (or similar) for Metrotown, a few years down the road?
