I really want to see a development on where the Cactus Club and the old Sammy J Pepper (now a Chinese seafood restaurant). That way a canyon will start to form on No. 3 road.

Any word on whether or not this will include the Capstan Way station? Was this the site that it was supposed to be tacked onto?

one would hope so when they market it like this >>

A stunning master-planned community in Richmond with a 68,000 sq.ft. community park and on-site amenities including swimming pool, gymnasium, fitness room and much more. Conveniently located within walking distance to shops, restaurants and SkyTrain, Concord Gardens is at the heart of it all.

Considering Pinnacle couldn't get the approval in the beginning due to them not ponying up the money to build a station, I think Concord got some sort of agreement with the city to build the station.

The station will be eventually be built funded by developer contributions mostly by Pinnacle, Concord & Polygon.

I don't have the details handy, but I believe the agreement is that the station will be built once 75% of the cost has been collected through condo sales from this and neighbouring projects. It may take 5-10 years to get to that point.

In the meantime, the project is 500-600 m from existing stations in either direction, which is kind of in the grey area of "walkable range".

I don't remember the details either but its something like the first 7,000 units built in the Capstan planning area have to contribute an $X,000 amount per unit built (not sales).. so you are correct it will take sometime before they get to that trigger point to actually build the station.

Port Moody's Suter Brook project office block to proceed...

Quote:
Suter Brook office tower could generate 700 jobs for Port Moody: consultant

By Sarah Payne - The Tri-City News

Port Moody council members supported third reading of Onni Development's application for a nine-storey commercial/office tower in Suter Brook but some continued to bemoan the loss of a planned hotel on the site.

...

Suter Brook's Parcel E was originally intended to be a hotel but those plans were scrapped when the previous council refused to allow increased residential density. The current land use contract amendment will allow Onni to build a nine-storey office tower with ground-floor commercial space.

Onni has offered to mitigate the proposed reduction in parking by 126 spaces by providing five electric vehicle charging stations and a car-share stall.

An Onni representative told council an office tower isn't the most profitable use for the company but offers the city a "highest and best use from a jobs perspective."

An economic consultant hired by Onni estimated once the building is finished, it will generate 630 to 780 new jobs.

Coun. Diana Dilworth expressed disappointment the tower couldn't be higher than nine storeys due to ground conditions.

"We're going to see unprecedented growth given the advent of SkyTrain," she said, adding growth along the Evergreen Line will likely present future opportunities for a hotel in Port Moody.

So Surrey (OK, North Delta) is turning out nicer designs than Vancouver...
This one looks like a Toronto style tower...

Proposed North Delta highrise slammed

Residents pack room at public hearing to voice concerns

By Tom Zytaruk, Now Staff
December 13, 2012

North Delta doesn't want to be Burnaby.

That's what Delta council heard Tuesday night as residents packed into a public hearing at Kennedy Seniors Recreation Centre to speak their piece about a 37-storey apartment tower proposed to be built near Scott Road.

Blexo Developments Ltd. wants to build the highrise at 11941 80th Ave., where a nursery and coffee shop used to be before they were demolished in 2004.

the width of the sidewalks alone... as for the tower and speaking of ontario, it's a bit of a shame that bc doesn't have an ontario municipal board getting the final say on development proposals. hopefully, if the bc liberals read the writing on the wall and see that they've no shot, clark will push something like that through before leaving office.

I grew up in North Delta near 80th. It would be a good spot for a tower with retail/commercial base. That said unless there is a plan to add a whole bunch of towers 37 stories will stick out like a sore thumb. Personally I am not a fan of random large towers without a supporting skyline (there are a couple of much smaller towers across the street and no other towers around). Also not a fan that 2 of the stories of parking are above ground. Rendering looks good. Traffic issues that are being raised should not be a huge issue, I doubt a significant amount will go west on 80th. The development is not big enough to affect Scott.

politicians should beat down the oppositions, and let the new development rise.

there r way too many small concerns, issues and problems...

progress is necessary, nimbys r not.

i prefer the random tower thing compared to the clumped skyline

i guess thats why i like londons "skyline" the most, although its getting a little too crowded in recent times

^^ Disagree.

Random towers = high density but still car-reliant
Skylines = critical mass for good transit

So this is what Cressey has planned for the corner of Kingsway and Edmonds where Value Village now stands, wow. I will 🞵🞵🞵🞵 myself if that angled podium cube is clad in curtainwall glass.
