And while downtown should be able to be big enough for everyone, at this point it's really all about the fact that the area median incomes are never going to get up to respectable levels to attract retailers at this rate. It's supposed to be a self-feeding cycle: residents attract retailers which attract new residents which attract more retailers, etc, but it feels like it's just not going to happen.

Amen. As someone relocating to Phoenix next year the lack of quality 1 bedroom housing around the 1k price-point downtown is just incredible. I mean, on the one hand, I want to live downtown. On the other, I don't want to live in a building with a bunch of ASU undergrads.

Normal people? You mean hipster types like you who think urban development is the opening of a new coffee shop where you can nurse a $2 drink for 6 hours? That economic model doesn't draw new businesses or apartments to downtown either. The more high-paying jobs centered in the area (Bioscience for example) will bring quality projects for the "normals."

Just heard last week that a high end bar is going into the basement of Orpheum Lofts and will include the former bank vault from when the building was still Phoenix Tirle and Trust and then Wells Fargo. The investors also own The Lamb in London. Planned opening in three months. Supposedly already got their liquor license, although I can't remember seeing a public hearing sign. Perhaps someone with more knowledge than me can dig that info up?

Also heard rumor, definitely just rumor, of a Yardhouse going into the spot formerly occupied by Stoudamire's and Lucky Break in the Collier center.

Anyone heard the same?

Bingo! As this happens, we can pray that the dirt lots in DTP become filled with 6-12 story quality housing projects that don't just cater to ASU students. Once this happens, we will run out of room and start going even more vertical with our housing - similar to Tempe. Only time will tell...

Its parent, Grand Canyon Education Inc. (Nasdaq: LOPE) filed an 8-K with the U.S. Securities and Exchange Commission today announcing that it has accepted an invitation to join the Western Athletic Conference. It will begin the process of reclassification from NCAA Division II to Division I status in athletics during the 2013-14 academic year.

GCU currently is a member of the NCAA Division II Pacific West Conference and will remain eligible for all PacWest championships as well as NCAA Division II postseason play in 2012-13.

GCU’s athletic teams will begin competing as Division I programs beginning next year. However, they won’t be eligible for NCAA championships until reclassification is complete over a four-year process.

“Grand Canyon University is extremely grateful and thankful that this day has come,” said GCU director of athletics, Keith Baker. “This is obviously not an overnight process. We are appreciative that the Western Athletic Conference Board has presented this invitation of membership, permitting GCU the opportunity to apply for reclassification of our athletics program to NCAA Division I, a process that we have already begun.”...

This is great news. I still wish GCU wasnt a 'for profit' school, but ah well.

With this news, it seems even more obvious to me that a Westside LRT extension should start at 19th/Camelback, travel West on Camelback to 35th Ave. North on 35th Ave to Glendale, and then West on Glendale to Westgate.

Getting Metro connection to a school that'll soon have 15K students on campus, w a/ 5K seat arena/event center just make too damned much sense not to happen.

Yep, just the Circle K. Anyone know what it's getting replaced with? Pretty expensive piece of real estate...

Sweet, but I don't like the "high end" part. Cool and classy is one thing, but $10+ for a drink is stupid.

I went by there yesterday and the Circle K was open for business. The apartments behind it have been slated for demo for some time now so if the circle k is going along with it, this will be one large project going in there. I just figured the apartments were being replaced.

Also in the same neighborhood, there is some very speedy desctructo/constructo going on at 36th and Campbell, and I'm assuming it will be apartments as well.

The Circle K looked like it was about to close down and the entire apartment complex behind it was half demolished when i went by it.

Windows are installed in all the buildings, including the one with fire damage. It looks like work on the inside is starting. The contractors are over there all the time, including Thanksgiving Day. I'm surprised I was able to get pics without people there this morning.

In-N-Out is going where the Circle K is. The NE corner where the Arcadia Car Wash (or just east of that) is going to be Chick-fil-A. Two more places for people to get processed food they think is just great! Now let's all pray for a Carrabbas!!

What is the source for your information on In-N-Out? They typically don't build more than about a mile from a freeway, although I think there are a few exceptions.

They do. Most of the In-N-Outs in Tucson are a decent distance from the freeway. Also, there's already a location at Tatum and Cactus which is a fair distance from any freeway.
