If You Build it They Will Come

We Say: Strong signals from council on events centre will spur developers

Mayor George LeBlanc and council have done well on the events centre file this week, and not simply by extending the municipality's option to purchase land proposed as the site for the project.

Lately there appears to be some indecision about how downtown revitalization should proceed, with some proponents wanting to focus on St. George Street rather than Main. This has been accompanied by a request to council to invest $5 million in improvements on St. George Street to attract interest in St. George among the development community.

While that might be a good, if expensive, idea, so far council has chosen not to spend a dime and on Monday night, indirectly turned the tables somewhat on the question of street improvements.

Council made its strongest signal to date that it is determined to forge ahead with an events centre, even as the long and complex process of applying for federal partnership continues. The mayor says he wants council at its Nov. 19 session to consider launching the formal process to identify companies or groups of companies interested in and capable of taking on a project of this magnitude. Even better, he set a time-line that would see the $100 million centre completed in 2017. While that's far from being 'carved in stone,' it is the best assurance the Canadian development community could have that anywhere in downtown Moncton; Main, St. George, Vaughan Harvey Boulevard, you-name-it, is a gold mine of opportunity for any venture designed to cater to an events centre.

Downtown Moncton Centreville Inc. President Louis Léger says a $100 million events centre will spin off another $100 million in related development. We believe he is correct, if not understated. If it looks like a solid plan, even before the project cuts the sod developers should feel encouraged to start investing in such ventures. Then, it will make sense to improve the streets.

Personal note - "if you build it they will come" is a bit of a cliche, but if there is ever a situation where this sentiment is applicable, it is for the downtown events centre. If the centre is built, the downtown will flourish, ancillary hotels and restaurants will be built and quality downtown apartment buildings and condos will rise. If the centre doesn't get built, the downtown will continue to quietly languish. We can't allow this to happen! To Mayor LeBlanc's credit, it would appear that he fully realizes this and is prepared to move forward aggressively with this file

Field dreams to become reality
Thursday, November 08, 2012

By: James Foster

Two Moncton high schools' efforts boosted to get artificial turf sports fields

The City of Moncton will contribute two-thirds of the cost of upgrading two high school sports fields, including the installation of artificial turf.

The city yesterday announced a $1.5-million contribution to fundraising efforts by committees at Bernice MacNaughton High School and at Harrison Trimble High School to each renovate their playing fields, projects valued at about $1 million each.

'It will be wonderful for our city and wonderful for our schools,' Mayor George LeBlanc said.

'Together we will build it, and they will come.' While that last comment was a clear allusion to the movie Field of Dreams , there is no doubt that 'they' will indeed come to the fields. Other than both schools' sports teams from football to field hockey, the fields can be used for track meets, local walking groups and the like, but especially as practice facilities for the 2015 FIFA Women's World Cup of Soccer and the 2014 FIFA U-20 Women's World Cup, with games to be hosted at the Stade Moncton 2010 Stadium on the Université de Moncton campus.

Norval McConnell of MacNaughton's Field of Dreams Giving Campaign and Judy Vautour of Trimble's Woody Hayes Field Committee noted that both school committees have been fundraising for field upgrades for some time now, and they are confident the community will pitch in to the remaining $250,000 that each field will require to fund the work.

McConnell said the improvements will be the fulfillment of a dream, 'our field of dreams,' and will be a showcase for Moncton and for the province.

'Both of these groups should be proud of themselves, to be willing to establish a partnership with our local government to make this happen,' he said.

Vautour noted the terrible state of repair that the Woody Hayes Field, with its natural turf surface, finds itself in today.

'And now we know that our dream is going to be realized.' Students and athletes from both schools attended the announcement at Moncton City Hall and cheered wildly.

Both officials said their committees will roll up their sleeves and redouble their fundraising efforts to turn their dreams into reality.

Both the new surfaces are expected to be ready before the soccer world comes to Moncton in 2014 and 2015, Mayor George LeBlanc said.

Following the announcement, the mayor noted that the two renovated fields will be assets for the entire community, as well as the school athletes and the worldclass footballers of the FIFA as well.

There are no current plans to install an artificial surface at the Moncton 2010 Stadium.

Both school committees have been active for a few years, striving to raise interest and money to fund their projects.

Vautour, a retired former Trimble phys-ed teacher and co-chairwoman of the committee, said the aging turf field at her former school is in 'terrible' shape, with potholes and debris.

McConnell noted the MacNaughton players will now join other teams across the province with having the advantage of the safest playing surface, and one that can most help boost players' performances.

LeBlanc said the fields will perpetuate 'the proud sports tradition in Moncton.' 'It's good for Harrison Trimble and it's good for Bernice MacNaughton and it's just great for Moncton,' he said.

I thought FIFA preferred fields that were natural grass and not artificial?!? unless its different for the women's leagues. I'm not sure. I know when there was World Cup soccer in the USA a few years back. They had to haul in a lot of dirt and sod in advance to set up the field at the Silverdome to go by the FIFA rules. The Silverdome is where the Detroit Lions play. In case some peeps aren't aware.

In the past that was the case, but for the 2015 World Cup, I guess FIFA is going the other way.

The issue is that most venues in Canada already have artificial turf, therefore for the sake of uniformity and a "level playing field", they have decided that all competition and practice fields to be used in the tournament will be artificial turf. I can see this point of view.

In any event, this is good for Canadian football in the city because both BMHS and HTHS, as well as Rocky Stone will be getting new artificial turf surfaces. There will likely be at least a temporary artificial turf field at the Moncton Stadium as well.....

25 Dominion condos almost done outside. I'm assuming there's still lots of work to do inside. Is it me, or is this project taking a long time. Seems like it.

And one block over next to 25Dominion condos, a new apartment project has just begun.

This is at the corner of Gordon & Cameron. Cameron Residence is the name. Opening summer of 2013.

The beige house behind the excavator is also being demolished to make room.

And here's an update on the 107 unit apartment building near St-Hubert on Carson Rd. I was talking with a construction worker who was on site, and he believed this apartment is the largest in Moncton to date.

Front view facing Wheeler blvd.

Rear view. L shape apartment.

Thanks for the photos Budyser. The Carson Drive building is certainly large, and the whole development is massive when you consider that a second 107 unit building is planned. It's just a shame that they couldn't have given this project some height. 6-8 storeys would have been nice!

Also, the Cameron Residence project is appreciated and is another good example of the infill occurring in the downtown these days. Just imagine what things would be like if the events centre were built! It would be even more active......

People's Park Tower on St George Blvd. would disagree. Their website says they have 272 units.

Ok, how about largest wood frame apartment in Moncton? Either way, I don't think I could live in this ant farm.

An update on my own post just in case anyone is interested: There's no addition to the building; the second floor is just being expanded above previously-open space.

What a horrible location though. I couldn't imagine living in the middle of the Mapleton Rd shopping madness, wedged between a Hyundai dealership, a St Hubert, and a CAT equipment rental place.

I live at the corner of Champlain and Acadie, which is probably the 3rd busiest intersection in the city. Other than traffic at 5pm, the plusses of living here far outweigh the noise from the roads. Truth be told, the biggest annoyance I have with where I live is the mosquitos coming from the marsh, which basically make my balcony unusable in the summer.

If I were considering moving, the only thing that would put me off from that particular location is that it's not really walking-distance close to anything that I visit frequently.

I imagine apartment buildings such as this could be quite popular with retail workers in the Trinity/Mapleton area.

They are sooo going to need a traffic light at the intersection between CAT/Rallye/St.Hubert...it's already heavy at that turn and with 214 new apartments...holy traffic jam.

But that said, with all the new businesses up there, those apartments will fill fast with employees I imagine...
